I?ve been living here for a little more than one year now. Before moving in, I checked out around ten complexes with a real estate agent who had already narrowed it down for me, but actually this one was one I had discovered myself on the net, the description on their informative site seemed to fit my needs.
House:
The 2/1 townhomes are spacious and the layout is intelligent. The other floorplans seem rather small. Townhomes are around 1180 sq.ft. The appliances are dated but work well. Fridge and A/cC could be quieter but work both very well which is important in this climate.As far as noise is concerned the above appliances are giving you a constant background noise. Especially the other homes? A/Cs mounted on the surrounding roofs make for a lot of noise in the night. The windows don?t insulate against noise very well. Noise from the neighbours across walls is marginal, don?t even hear them cough or sneeze. I am lucky with my next door neighbours as they are extremely nice and agreable and helpful people.I sometimes play loud music but no one has ever complained and I make sure it isn?t too long or too late when I turn up the volume. The heat insulation could be better as the Utility bill is quite steep in the summer. The only thing I regret a little bit is that due to the close positioning of the houses there is not much light in the first floor living room. But if there were bigger windows there would aldo be more noise and higher bills unless you go with the really expensive windows.
Grounds and complex:
No gorgeous English country club landscaping but some beautiful old trees and no burnt grass. Gardening and cleaning maintenance is obviously very good, there is hardly ever a bottle laying around. Pest control is working fine, too. I have seen two racoons (actually quite exciting) and a possum but am told this is normal. No rodents or so around. The pool is the longest I have seen during my search. You can really do laps there. It is very clean and if ever there is a problem and it has to be closed, one can still use the smaller pool in the second adjacent complex. The lounge chairs are chained so you only have a limited range if you want to move them into the sun which is sad. There is a fitness parlor, two racket courts and a tennis court. Parking is very sufficient and close by. Garbage disposal is also very convenient and includes recycling.
Security:
It seems to be alright. Actually there is a guard at the entrance gate after ten pm who also walks rounds to check if everything is ok until 6 am. Separate entrance and exit gates with separate codes are good. The main entrance is not always closed during the day. It is relatively easy to get in even when closed. People just wait until someone opens the gate and then drive through. A real secure installation would have to include a sleuth which is expensive and time consuming. But better than nothing. When there are security problems the management warns you and police patrols come more often. I once triggered an alarm accidentally and someone from the staff was out withing a minute, police came after around ten to fifteen minutes and checked even though I told them I had triggered it accidentally.
Management: Friendly, efficient and helpful. Some of the staff live on the premises so they know when or where something is wrong.
Maintenance: One of the really strong points. They are very reliable, very honest (they don?t touch a thing except thise they need to work on and leave the place as clean or dirty as you did)and come right away. Really nice.
Inhabitants: Mixed population. Not very many small kids. Mainly students but the very civilized kind, hardly any party noise.
The Ut shuttle and short way to I-35 make it a very good location traffic wise.
