Expect to be attacked by vicious unleashed dogs...and violent residents!

I have lived at this property for four years; I am currently looking for another place. When I first moved in, the residents and staff were friendly. However, over the years, things have gone downhill. There has been a high turn over (both, of residents and personnel) read on and you will figure out why. My main problems are with unleashed dogs, noise, and lack of parking spots.

If you are going to move here, EXPECT a daily battle with large, unleashed dangerous dogs. In several occasions, I had to go back to my apartment from the parking lot to change my clothes because a dog jumped on me and messed up my clothes. Many dogs run wild and you have no idea who their owner is. Animal control picks up dogs between 8:00 am and 6:00 pm, so you are on your own (at the mercy of those wild creatures!) early in the mornings and late at nights. Many residents open the door and let their dogs run free to do their necessities. You would be lucky not to step on pet waste or bird pooh on a given day. As a result, common areas are nasty and unhealthy.

DON'T BE FOOLED by the calm pictures of the lake. A lot of people who don t live here come to the lake and bring their huge vicious dogs. Also, many residents think it is okay to let their large dogs run unleashed. One time, a pit bull launched at my dog and threw me to the ground. On another occasion, my dog was butchered and severely injured before my own eyes by a pack of unleashed dogs. Yet another time, two lion-like dogs cornered me against a wall and one bite my shoe. Despite my complaints, the owner of those two huge black dogs walks them UNLEASHED every day. Forget about calling for pizza or Chinese. The other day my next-door neighbor s dog jumped over the pizza guy!

Complaining frequently to the leasing office has done nothing to fix the problems. I have gone in person, faxed, emailed, called, taken pictures of the dogs nothing has changed. It appears to me that the company that runs this place only cares about your rent money. You sign a lease and that s it, they got you. One day my bank did not mail the rent check on time and I found a nasty eviction letter on my door. I wasted so much time fixing the issue and was treated like a thief. My bank ended up paying them the ridiculously high late fees.

Also, EXPECT to be terrorized and wrestled to the ground by VIOLENT residents too. Last week, I asked one of the residents to leash her dog. Instead, she called me ----- repeatedly, took her dog back to her apartment, and returned furious to twist my arm! I had to call the cops on her. A half-decent community would have evicted her not here!

The apartments look new, however, noise is a big problem. I can hear my upstairs neighbor's every step. He usually keeps me up till midnight and sometimes as late (or early!) as 4:00 am. My usual wake up call is between 5 and 6:00 am as my next door neighbor lets her two barking dogs run lose down the stairs to then scream at them as they run away ahead of her. Also, during the day, forget about taking a nap. I hear every door slumming as the other residents come and go. That is, 9 doors times 3 or 4 slumming per day. One day I stayed home and counted 26 loud-door closings.

Parking is the least of my issues, but an important one if you are one of those rare residents who actually has a job and is not back by 6:00 pm. There are many garages but that doesn't mean that people with garages will actually use them to park their cars. Some use their garages for storage, including motorcycles...and you guessed, their friends' motorcycles too. I usually have to drive around till someone leaves a spot near my apt. Last month, I found no free parking in the entire complex and facing with the choice of parking on the nearest HEB and walking to my apartment, late at night, I parked on a prohibited area. The next day, I left for work at 6:30 am and I already had a $35 ticket on my windshield. Also, the front gate NEVER works.

Bottom line, if you don t mind noise, have tons of free time to deal with inconveniences, are strong enough to defend yourself, own a motorcycle, have large, vicious dogs, and don t care if your pet is eaten alive in front of you, then you should fit right in. Otherwise, you are better off living in another place and paying less money! g-hKOS7s4Nq5n3hEIpHd

this is the most ludicrous thing i have ever read. i've lived here for about a year now, and while it is true that the complex is dog friendly, none of them are "wild" and "vicious"! you make it sound like we're in the middle of some "mad max wasteland", or something. seems like you're not suited for apartment life. why don't you try a house....or a bunker?

I know the ---- with the dogs and they aren't vicious. The management does suck and never fixes anything on time and parking and dog ---- and bird ---- is an issue. Hot tub has never worked. Big screen tv was supposed to have been in the workout area but they wanted to watch it themselves instead.

I live at this particular residence and the only dogs I have ever seen on the trail, or on propert for that matter, leashed or not, have been very sweet animals. I have never been attacked by them nor known anyone who has. However, my neighbor is a bit invasive. She randomly takes pictures of my dogs doing their business or when I walk them. This kind of behavior in my point of view is harrassment. When you live in an apartment you have to get along with other people and their goings about that's all their is to it. The only problem I have, except for a harrassing neighbor who runs for no reason every time I see them is the parking. As spots are limited, I can't tell you how many times I have been blocked in because someone parked in a NO PARKING designated area. Other than that, everyone seems pretty friendly here.

Dear happy tenant, I believe that you and the other residents who posted some replies are confused. You might be talking about two (or three!) different women. I have NEVER threatened anyone with a gun and do not even own one. As for the "above the law" comments, the "cops know of her," that I am a "pathological liar," and that I have ???lived here for 6 years instead of 4,??? that's entirely nonsense. I don't understand why you guys are attacking my character and reputation (if it's me you are talking about). I moved into this complex on my second year of law school (hint, hint, maybe that???s why the cops know me?)...that was 4 years ago... there is a clear record of that. I am now a professional practicing (and law obeying!) attorney and do not appreciate your comments that I am going around harassing or threatening people because that is simply not true. I have asked several residents repeatedly to leash their dogs right after my small dog was severely injured. I do have pictures and vet bills of the incident and will be happy to fax them over to you (it???s not in my mind!). You must understand that even if your dog is friendly, other people who don't live at the complex trespass to the lake and their dogs might not be that friendly. Seeing that everybody has their dogs running lose creates the appearance that it???s okay for them to do that too. With that said, it is very hard to tell whether a dog is friendly or not. That is why I ask of you and any other person with dogs to please obey the rules and keep your dog leashed. I do resent to be called names and treated like I am insane, while all I want is not to have dogs jumping on me on a daily basis and/or injuring my dog. I don't think that is such a crazy thing to ask. If you want to let your dog off the leash, there are places around Austin where you can do that. Or you can ask the apartment complex to designate an area for that purpose. Until then, simply letting your dog run around is a criminal offense (see below) and defamation is a civil cause of action. --------------------------------------------------------------------------------------------------------- Austin City Code TITLE 3.
