Despite falling rents all over Austin, Estates at Quarry Lake seems to think they can raise the rent when your lease expires. And if you want to go month to month, you can expect to pay over $200-300 more each month, plus whatever "current market value" they add. The management company has an unrealistic valuation model of these units relative to the market. This is one reason why many tenants are leaving. But there are other reasons, as well.
Front office turnover is high. I liked the staff when I first moved in. Now I don't recognize a single face, and they're not friendly. Relationships are not important here--it's only about money (getting more of yours).
Every maintenance request I needed to make was taken care of promptly and well. No complaints there. The maintenance team was excellent, in my experience.
An additional dumpster, and more recycling containers, are badly needed. There is substantial overflow every week.
Dogs are a problem because management does not enforce existing rules. Irresponsible dog owners are to blame, though. Walk around the lake and enjoy the beauty of it, only to be marred by the smell of rover's excrement baking in the sun. Then you can scrape it off your shoes before re-entering your apartment, because it even gets into the pedestrian walking path. Or you can enjoy seeing your neighbors watch their dogs peeing on your building, because they are too lazy to walk 50 feet to some trees. Many dog owners take their pets to the lake to defecate because they can get away without cleaning up after them. And many of those dogs are untrained and not under voice command, needing to be put on a leash. Management could try installing plastic bag dispensers and scent-proof cannisters near the gates to the lake, but has taken no effective action. Again, the rules are not enforced.
The upgraded units are nice. But not worth the money being charged. If you move here, be sure and get a garage so you always have parking.
Overall, you can get a better value elsewhere. I did.

Hey, good review. Where did you move to? My lease ends soon and I've noticed the rent creeping up on me the last few times I've renewed. It's time for me to find another place as well.

So did I!! And I have to agree the staff is NOT friendly at all. I think they could care less about who their residents are. I bet money they'll be a new apt manager within a month. There are better deals out there people! Lots of great deals in the arboretum area. Just look.

This is an accurate review. The rates here are ridiculously high with very little convenience built in that you dont pay through the nose for. Staff is mediocre at best. Wonder if Garrison is still the manager here or if they've already rotated her out. I love these 'cut and paste' responses from management. I guess they do care about their residents, they cut and pasted a canned response to a tenants well thought out issue. Good going staff, well done.
