The Good: accommodations are adequate, (though the bathroom in the mid-level apartments are amazing) and the parking is so-so. The pool areas are okay. Environment is peaceful, with a positive secluded feeling and access to a lake one can hike or jog around if one so desires.
The Bad: the units are new paint over out-dated equipment. The a/c units aren't up to heavy loads and there are digital thermostats available but not included (you have to request one, and keep requesting it). Waterbugs (aka, the big honkin' roaches) are everywhere, and will get into your apartment regularly. This is a downside to living next to a body of water. So are the mosquitoes.
The Ugly:
* Compulsory participation in the valet trash service. There's a $25 per month charge for this, and you MUST participate in it. Not an "option" or a "service" but a required fee that you can't opt out of.
* Service requests often require multiple contacts. One unit (neighbors and friends) had a leak from their a/c unit that was running into their closet. Maintenance did not come out for a week. The result was a mildew/mold smell, and that took another week and TWO visits from an office staff member to correct.
* Horrible customer service. The office staff changed over six months ago and, on the rare occasions that you can get the manager to look up from her computer and make eye contact with you, the answer to your inquiries is usually "no". During my renewal discussions, the office misplaced my paperwork for over a week. No one called to follow up with me, and I had to continuously contact them in order to get everything figured out (I didn't renew).
Also, this complex refuses to do preliminary walk-throughs when you're moving out. The reasons for this aren't clear, but this is the first apartment complex I've ever lived in that refuses to take an action that simplifies the move-out process for all parties concerned. It took three conversations with the office before anyone offered to give me a list of items that they look for on walkthroughs.
Summary: for what you will pay in rent, this apartment complex is just not worth it. The inefficient office staff, the slow response to some maintenance calls (an a/c call took two days to fix in 100 degree temperature), the problematic parking, the moderate value of the apartments (versus the market value, which is obviously inflated)... rent here should be $150 a month cheaper.
Rent if you want, but you can find much better places in the same neighborhood for less money. P0MtU6TIdDkM23RTonAS
