I lived at the Falls for a year while I attended UT. (It was the only place I could find that would accept both me and my gigantic dog.) It was a bit of a hassle being so far from campus, especially since there are no bus routes within walking distance of the complex. I never had my car broken into (I am sure the fact that I drove a '96 P.O.S. was a deterrent), though it was a problem for many of my neighbors. The place is well lit, but there is no real security other than an un-manned police car strategically parked at the entrance; there no gates and you are RIGHT next to the highway.
The staff was always very helpful, even going so far as to give my battery a jump when my car died (on several occasions).
Insects were never a problem in my apartment--I cleaned and sprayed like a maniac to prevent them. Raccoons scampering across the roof at night did scare the bejesus out of me, but they weren't really a problem. You really are out in the hills, though. When taking my dog out at night, there would often be a family of deer chillin' in the dog run.
Compared to other Austin apartments, this one is really nice and reasonably priced.
If you have a dog, this is the place to be. Lots of space to run, beautiful scenery and trails to hike nearby.
