Horrible Managment and Noisy Neighbors!

I wouldn't recommend this apartment complex to anyone! The person that lives across from me is horribly loud at all hours of the day and night. The guy that lives below her calls the cops on her all the time, but she never answers the door so nothing is ever done about it. She has males come knocking at all hours and they aren't quiet when they stand out there for 20 minutes yelling for her. I have called the management more times than I can count to report this person as well as the person above us. They always seem sympathetic, but nothing has ever come from it. It might not be there fault that I can here everything that goes on...but they could at least let them know that they are bothering people. I think that the management company ought to spend some money insulating the walls in this place rather than blowing the damn leaves every other day. I don't appreciate hearing sexcapades at 3 in the morning, unless it is mine. I wont even get started on the ladies in the office...they can't remember a damn thing. Nothing gets handled, nothing gets better and I can't wait to get out of this lease. There are car thefts but there is no security. They claim they have an officer patrolling, but don't believe it! This has been the worse experience I have ever had.

I had a review on here that said roughly the same thing back in 10/06 and it is gone now. The apt. management will pull your review and then post bogus reviews to counter the low ratings. My complaints about 4 am parties that spilled into the parking lots went unheeded - so I moved when my lease was up. They then lost my folder and took over the alloted time to issue my refund check. Since they gave me all but 60 bucks, I didn't worry about it. Unfortunately, avoid the Falls. It apparently used to be better and that makes me shudder at how it must be now.

I think it depends on where you live. i realize it's a new Management company now but I live there from 9/04 - 3/07 and really have nothing bad to say about the place. I'd have maintenance over within hours of requesting someone, the security guard was nice, he'd walk by sometimes if I was in the hot tub at like 11pm, and as long as we weren't drinking or being loud he'd chat with us and was cool about it. I did have a noisy neighbor but I went and talked to them in person and we were cool, I never had to involve management. The only bad experience I had the entire time was when the new company took over they weren't sure what the utility bills were, so when I moved out they deducted some of that out of my deposit. Over all I miss living there. My new place is nicer, newer and better insulated but the people living at the falls were cool, and it had a great pool/hot tub area. I didn't really have any issues at all the entire time I lived there. I think it probably depends on the unit and your neighbors more than the management from what I have seen.

This place has always sucked. I lived there a long time ago and there were numerous and regular car break-ins. The management and staff(at that time) were like ingorant hillbillies. On top of that, when the wind blows, you wonder how much longer you have before the building falls over or caves in. Get out of there! It will never be safe and it will never be good.

Sadly there will always be inconsiderate neighbors wherever you go (it's my Top #1 Least Favorite Thing About Apartment Living). But our lease does stipulate that neighbors -- and their guests! -- can't do anything to infringe on the comfort of others. That includes loud music. I don't know if you have done this in regards to your loud neighbor, but tell the management you want a Violation of Lease Notice given to your neighbor. Or check with the management to see if they have taken that action. But be sure to have that done. And not just once -- if a tenant gets 3 Violation of Lease Notices, the landlord can begin eviction proceedings with the violating tenant. Check the Austin Tenant's Council website for details. So if you haven't had a Notice issued to your neighbor, have that done immediately. If you have, do another. Even if it's 2 nights a week, keep on top of it. If you can get the noise on video or tape, even better. You shouldn't have to put up with crap from anyone, and that includes management and other tenants. Good luck!!!

I have to agree that it completely depends on where your apartment is located in this complex. I have been in my 3rd story greenbelt view apartment for 2 years now and have completely enjoyed it. Maintanence comes the same day I call, I get great customer service in the office, and other than the occassional party by my neighbor, it is very quiet. It is certainly an older complex, so yes, energy costs can be fairly high, but nothing more than other comparable complexes. The location, cost, and scenery at the Falls can be wonderful. I would suggest that anyone thinking of moving here to check out your potential apartment surroundings on a Friday or Saturday night to see how noisy the building is. As far as car break-ins, I have a new car, never been touched. Be smart, don't leave stuff in there that people would break into for!! Think before you move LOL -
