I've lived at the falls for over 2 years now and can LOVED it for probably the first year and a half. A new management company took over the day I moved in (The Bethany Group) and started renevating all the units, painting the exterior, etc. I think the MAIN issue w/ the apt complex right now is that the management company is in serious trouble, they've made several changes that are obvious cost cutting measures in the last year and stopped doing simple things like mowing the grass, etc. Rumors are that the maintenance staff (who are awesome, btw) didn't receive their pay checks for a few weeks as well, and now the management company's website has disappeared and I did find several complaints on message boards about employees of the company not being paid and that they were in Chapter 11 bankruptcy. Supposedly, a new management company has taken over (again rumor), I haven't received any official notice just yet. Hopefully, the new management company can get it together and make this complex a nice place to live again. Here are the positves/negatives of living here if you're considering moving to the Falls -
Postives -
GREAT Location, love living right by the arboretum and it's easy to get almost anywhere in town (Lakeway, Downtown, Round Rock outlets/Ikea, all about 15-20 mins away when it's not rush hour. Lakeline and Barton Creek are both easy to get to, the Domain is like 5 mins away and the Arboretum is in your back yard, so tons of shopping/restaurants close by).
Beautiful area/apt grounds, lots of space for dogs to run and play.
Safety, I've always felt VERY safe in these apts, people have complained in the past about cars getting broken into and management did send out a notice before (it's probably been a year or so), however I think it was more a problem if you have some ridiculously expensive radio that is easy to steal, no one was trying to get my factory installed car radio.
Cheap Rent, when we moved in the rent was the cheapest in the area for a 2 bedroom, not sure how it stacks up now w/ everyone, but at the time it was super cheap.
Negatives -
The water lines DO Break a lot, I'd say 6 or 7 times in the 2 years we've lived here. The staff opens the use of some showers by the pool to use when this happens(gross, I'm way too creeped out to actually use these) however that's really all they'll do. Sometimes the waters out for a day or less, a couple times it was multiple days. NOT fun. I know they can't control it, however it would be nice if they would waive our rent for each day we have to go w/out water.
Dog poop is EVERYWHERE! When we first moved in, it seemed like someone would go around and clean it once a week or so, that does NOT happen now and it's disgusting. They did send out a letter threatening fines if you were caught not picking up your dog's poop, it did NO good. I know people should be responsible and pick up their own dog's poop, but seriously, they should also make an effort to keep the grounds of their apt complex clean and sanitary - it IS a health hazard.
Speaking of dog poop, one of my neighbors lets their dogs pee and poop on the balcony all the time, I don't think they EVER take them out for walks. It's disgusting, and despite numerous complaints and supposed letters from management, it hasn't stopped.
The hot tub is constantly broken, this doesn't really matter to me. I have no desire to go sit in a germ-invested community hot tub, but for those that do it is probably annoying. The pool and fitness center is nice, although it would be great if there was more equipment to work out on, one treadmill, one eliptical and one bike don't go very far if you have multiple people in there working out.
Parking can get out of hand, however there is plenty available, you just may not get a spot right in front of your building if you come home later at night. The like two block walk won't kill you though.

Good review. I agree with everything and it's nice that you're not completely knocking the place for a few small annoyances like most people have...
