The apartment manager lives on-site and makes it a point to spy on you every chance she gets(and will even gossip about you to your neighbors!). Just kind of weird and rude if you ask me.

The bedrooms are very spacious, have ceiling fans, and big walk-in closets.

Some of these apartments come fully furnished with very decent furniture.

The rent, well it depends on how you look at it. She gives you the option of "doing you a favor" as she puts it, and putting the electric in their name so that you don't have to but will charge you $100-$125 per month(depending on you being in a 1 or 2 bedroom) for utilities that you are required to pay on the 1st with your rent. But I went ahead and put the electric in my own name and guess what' The highest electric bill I've had was $40. If you factor in that you don't have to pay a water bill then putting the electric in your own name is most likely the best deal. Your best bet with these apartments is to get the all bills paid, fully furnished efficiency.

The best part about this place is how nice and friendly the residents are. A good mixture of young and older, all laid back.

Since most rents in Austin are unusually high right now, the price you pay is about average for the amenities you get.

Since originally posting this HONEST review, the manager happened to run across it and determined I was the one that wrote it. When I first moved into these apts the manager was very nice (even helped me out a little bit) but slowly started to get short & snappy with me then downright rude by throwing random insults at me, which is what prompted me to post this review. She confronted me by cornering me in an apartment, starting yelling and jumping in my face, throwing her arms at me like she was trying to hit me. I just stood there absolutely appalled at what I was experiencing since I, just like other residents, had known the manager for several years. I have been renting for 11 years and have never, ever been treated this way by an apartment manager. I hardly got a word in as she told me I was lying & spewed numerous vicious insults at me and told me how much nobody in the apt community could stand me and couldn't wait until I left. I would never, ever lie about anybody or my experiences with them. So sure, this apartment complex is like a family (as other posts claim) so much so that the manager felt comfortable enough to do what she did to me. Her friends/other tenants can try to refute everything I'm saying all they want but I'm telling the truth about my personal experience of living in this complex. I was completely surprised by her words and actions especially since every neighbor I had ever talked to in passing never implied what she had just said. I am a very non-judgemental person and let people live however they want. Did I ever complain about any of my neighbors extremely loud t.v's blaring movies or video games at various hours' No. Did I ever complain about the loud music various neighbors played' No. Did I ever complain about having to hold my breath every single time I walked by my neighbor when he wanted to smoke weed and get high all day' Nope. I was a sincerely nice and friendly neighbor to every single person there so to find out (from the manager and replies to my review) they were all being fake to me is very hurtful. I contacted the corporate offices to discuss what I had gone through and they couldn't have been nicer and is the reason I would recommend a Central Properties community to a friend.

Gee,such bile. I live here at Fiesta Place and I like it better today than when I moved in (2006) Point 1:Apartment manager spies and gossips? Certainly not to my Knowledge, perhaps you've mistaken your favorite soap opera for your residence. Point 2: You were given the option of how to arrange your electric service and chose the option you preferred and seem to like your choice. I can't see how anyone can infer anything insidious from any of that. Then you state that "your best bet is to get the all bills paid". What seems shady is your logic. Point 3: "Nice, friendly, laid back". I have to agree. Nothing wrong with that. Point 4: Price? You're in Hyde Park. Take a look at the prices of houses around here. Not the cheapest part of town. I think it's a great place and quite reasonable. So we both moved in here in 2006 and you want to leave and I'm staying. To each his own and good luck at your next place.

Well, unfortunately I have to say that the neighbor who told me that the manager constantly spies on all the residents is now scared she is going to somehow get evicted (even though she won't be because the manager has no legal grounds to evict her, the woman is just really intimidated by the manager and has bad credit so she can't rent anywhere else) so she is now having to deny saying the things she told me that I was trying to inform potential residents of. So whether it's true or not, who knows now.

my experience at fiesta place has been excellent. i've lived here for well over a decade. why? 'cuz it's a pleasant, well-managed, quiet, affordable complex. it has been, and continues to be, a very nice place to reside in hyde park. it's home. cordial, friendly tenants/neighbors.

The above "revised" post is a glaring example of the line between "free speech" and actionable Internet defamation/libel or "trade libel". Web sites that allow posters to post without "accountability" present a potential source of "liability and recovery" (the poster is liable/not the web site!) for the person whose character was defamed. Damages must always be proven, but if the claim is "loss of business reputation", the damage is presumed and the victim need only prove that the statements are false. Accountability can be achieved by following these guidelines in a "business dispute": Document all contacts with involved parties, and secure a witness for any confrontations. Try to work things out/be generous and gracious if possible. If compelled to spread the word about a poor experience, avoid exaggeration. State only facts (make certain it's not just "your version" of what happened!) and specific incidents. If you generalize, make sure to qualify it as your personal opinion only. By law, opinions are not considered defamatory. Pay attention to how you present yourself online!! Perhaps it would be in your best interest to revise your revision...or better yet, "Try to work things out/be generous and gracious if possible".
