Nice in general... noise and price are too much

I moved here in the summer of 2002 and posted comments about this complex several months after that. I've decided to come back and update and change most of those opinions.
The staff was great for the first year and a half or so but it's started to go down hill due mostly to multiple changes in the complex manager as well as turnover among the general staff. The maintenance folks have usually been great and take care of things the same day or the next day. I've only had a couple times where it took longer, but they were having to do more than a simple everyday repair.
I live in a large 2 bedroom unit and think both rooms are adequate in size. The rent has gone up considerably since I moved here and fortunately I haven't had my rent increased because of renewing my lease well ahead of time. You can get a similar sized apartment for less if you live further away from downtown, but this Gables is in a high dollar area in general and is a lot nicer and newer apartment as well. (The Westlake, Rollingwood area is right next to us and known to have very high dollar homes and incomes.)
The pool is beautiful and the exercise center has a lot of equpiment. There is definitely a parking problem. There are not enough spaces, and most of them are really small and supposed to be used by compact cars. So the fact that a ton of people living here have SUVs and large trucks is not a good situation. If you can afford it, get a garage... that way you know you'll have a parking space, you won't get doored by the massive trucks & SUVs around you that don't seem to understand how to park between the lines, and you also have more storage space.
I've noticed a lot more undergraduate age people moving into the complex than in the past so noise has increased concurrently. Motorcycle engines roaring, car steros booming at all times of day and night, and the paper thin floors... Either the floors are crazy thin or the people above me are just that loud. But no matter what, it sounds like giants and cattle are running around in the apartment above me. Last, the quality of residents has also declined in that I can walk around and find beer cans and empty cigarette packs all about on the grass and in the parking areas.
One more thing, it annoys me how often the complex redoes the landscaping. It's nice to have pretty flowers and all, but they rip out the old stuff when it is perfectly fine. Seems like a waste of money (that is then passed on to the renters), but that's just my opinion.
