Gables admits to being more concerned with volume of tenants than providing for the consumers who actually live and pay rent at their property. The office staff is friendly, but unconcerned unless you are willing to spend more money.
Though they will quickly repair anything that is broken - they do not abide by notification entrance regulations according to state code and tenant?s rights. They basically show up when they want with no notice. I have requested an approximate time/day and have gotten excuses. In fact, it seems they have a habit of fixing problems when the tenant is not home.
If your neighbors are unruly... Deal with it. They are written off as being UT undergrads and that is just how they are. In fact Gables prefers you call 911 than take their legal responsibility.
I admit Gables is beautiful and well kept. However, the rent is high and if you need month-to-month or a short term lease... Good luck. Basically, as a tenant you are bullied into what they want by steep rent increases and fees for going month-to-month and outrageous requirements/quotas on short term leases. It is their way or their way. Negoitations are a joke.
Maybe if they spent less time and money replacing the landscaping every 6-7 weeks, they might be able lower rents and take better care of the tenants they already have.
Their policies are inflexible and they seem unconcerned with tenant?s rights.

maint. doesnt have to give notice when YOU put in a work order. How would anything get done if you had to make appointments with everybody? Use some common sense.
