I just finished a lease with this place and here's a partial list of reasons not to live here:
* There is almost no parking available at night. The developers built dozens of covered parking spaces and garages that remain empty most of the time. The rest of us plebeians are left to fight for the remaining parking spaces. It's very frustrating to get home from work late at night and have to park a few hundred yards from your apartment!
* When we first spoke with the office staff, they told us there was easy access to the greenbelt biking and hiking trails. Nothing could be further from the truth. There is a small jogging trail that is maintained by the Terrace owners, but it does not connect to the green belt. You have to go down a dangerous stretch of the access road to get near the green belt or Zilker park.
* There's dog crap everywhere. This place is filled with inconsiderate dog owners who about anyone else, and they let their dogs crap all over the place. Management has not done anything about this except send a weak warning letter to all the residents. These folks let their dogs poop on every piece of grass in the complex, and even in the middle of the hiking trail!
* Inflexible leasing schedule. We had to sign an 8 month lease that ended on the 7th of the month. What's up with that' Instead of pro-rating the first month's rent they ended it on the 7th in order to squeeze us for an extra week's rent upon move out. Very uncool.
* The pet policy is outrageous. First they ask for a non-refundable deposit. Ok, we can deal with that. But then on top of that they want to charge a "pet rent" of $15 a month! Do you get more space for your $15 a month' No, this is just another way for the Gables to milk the tenants for more money.
* The entry gates are broken half the time, so you may have to drive around to the other side of the complex just to get out and go to work or school.
* Poor maintenance. Our bathtub was not installed correctly, as one side was about a half inch higher than the other side. This created a pool of water on the wall-side of the tub that created mold within a few days. The maintenance crew never correctly fixed this problem, they just smeared more caulking over the old caulk and mold making it worse. Also, the dryer vent was almost completely clogged. Hot water heater never worked correctly, at most we could get 1/2 bathtub full of hot water at a time.
* Overpriced. Gables tries to bill itself as some kind of luxury apartment complex but it's not even close.
In summary, you'll be much better off renting someplace else.
