Good location but nothing else

Great Hills banks on people choosing them for location. It's in the very nice Great Hills area, and there are many trees and deer around. Great place to go for a walk or jog, and the pool is pretty nice. That's the end of the good part.
The upkeep and maintenance of the apartment complex is terrible. It looks "ok" from the outside, older but neat. However the actual apartments are in terrible condition. They do minimum work while you live in the apartment, and they only do what they have to do. Appliances and bathrooms are over 20 years old and in poor condition. Instead of doing preventative maintenance, like changing air conditioning filters regularly, changing out old appliances, repairing rotting wood balconies and keeping pipes in better condition than duct tape, they let things fall apart on them. In addition, there is a major dust problem and mold in the AC system. Not good if you have allergies.
Also, there is no grace period on rent. It is due on the 1st. It is a $75 fine for the first day and $10 for each day after. I have never lived in a complex that did not allow for at least a 2-4 day grace period. They will not accept a package for you, so you have to go pick it up at the post office. This is a major inconvenience for those of us with jobs. Remember looks can be deceiving. The outside may seem ok, and it is in a good neighborhood but stay away. It is a headache you do not want.
