Centrally located, unique community

The complex is located close to both downtown, and UT campus. The building is occupied by a somewhat strange mix of college students and retired people. I believe the complex was originally intended as a retirement community, but being so close to UT campus, opened its doors to a younger crowd.



The fire department seemed to come pretty often. Sometimes because an elderly person was hurt, sometimes because they forgot the stove or oven was on, and started a small fire.



There is only a small workforce, consisting of one office manager (who is extremely nice, but somewhat forgetful. I had to ask her about 5 times to change my phone number in the gate access system) and one maintenence worker. (who is nice and helpful)



The condos are individually owned, and some of the work is supposed to be done by the maintenence worker, and some is the responcibility of the condo owner...so sometimes it takes awhile to get something fixed, since you have to talk to both to see whos job it is to fix it.



Because they are individually owned, there is no standard on the appliances. The ones in my condo were atleast 15 years old, and in pretty bad shape. Others I talked to seemed to have better than mine, but still not great. The washer/dryers are in the basement, and are pretty new and well maintained.



Any condo above the 3rd floor will have great views of either downtown or UT campus, because of the huge windows in the condo. They cover an entire wall, from about 3 feet high, all the way to the ceiling.


The building is very well built. Not once did I even hear the slightest noise from my neighbors walking above me. I did hear neighbors voices sometimes, but only when they were screaming their heads off in an arguement (the couple argued alot, then one moved out, and I never heard anyone again) And I would sometimes hear the bass from loud music, but still only slightly...the walls and ceilings were very thick and insulated :-)


The pool is hidden from the sun by the 8 story building, and is FREEZING cold all year long, but there is a nice hot tub.



There is 1 (or perhaps a few) large air conditioning units to cool the whole building (you do not have to pay electricity, it is included in the rent) and during the summer, the AC units are not adequate to cool the apartment, because of the sun coming in the large windows, so I suggest you get large, thick, and dark colored curtains for the big windows, otherwise your apartment will get up to about 85 in the summer.



There is also a large hot water heater for the whole building, and you can take hot showers for hours and hours and hours and never have to worry about running out of hot water.



There is a gated parking garage, and each condo gets one spot. Other than that, because of the downtown location, it is very hard to find parking, espically during the day.



Both the parking garage and the building itself are very secure (the gate on the garage only broke twice, and was quickly fixed. Which seems exceptionally good, since some apartments these days, the gate seems to be broken more than it is fixed)

All doors to get into the building are locked, and a security guard is on duty after 8pm.



The building is safe, but there is a halfway house nearby which houses parolees, but I never heard of any problems.



Overall, the building is a pretty unique style for Austin, and is nicely located for UT students. Lots of stuff is within walking distance, except a grocery store, which is pretty far away. (nearest one is at 45th street and IH35)
