Hostage to a Lease

I moved here about two months after the apartments were built. I am among the first ten people to ever live in the complex. I don't have any noise complaints, and my neighbors are always at least cordial. Most of the staff are very professional and amicable. However, beware the terms of the lease contract if you aren't absolutely sure that you will be staying for the full term. I had to terminate my lease early due to a new career opportunity, and they wanted $6,000 dollars to terminate the lease, due the day you move out! For the skeptic, here is the breakdown

Lease Cancellation Fee: 2 months rent
Pay through 60 day notice: 2 months rent

$3580 so far.

you also have to pay back all of the "specials" they gave you upon signing. I got two months free up front, as well as $50 off each month. So, add another $2190 (8months*50dollars) = $2590

Grand total = $3580 $2590 = $6170

I would be better off not terminating and just paying the monthly rent like I still lived there, until my lease expired.

I do not live at this complex, I was just browsing pages as I am relocating to the area. However, I work in property management in a different state, and I can assure you that the termination fees and concession payback that you are talking about are standard practice and regulated through state leases. Whenever entering a legal contract, please be sure to read thoroughly and ask questions so you do not end up complaining and blaming your management staff when, in most cases, they did not create the lease and have no power to change it.

I also agree with dmb7227 I have worked in apartments before and the lease you sign is not written by the apartment but by the Texas Apartment Association. So if you have a problem with the contract you signed then go to State (TAA) and deal with them. And also dont forget its a contract!
