My concerns: the trash bin is too small for the entire complex, and as stated by others you will get fined if you don;t follow their instuctions about removal. The security gate is a pain, and they will not give out a code to use them. I have noticed a change in the tennents. More kids and yourger students are renting there. It used to be a more professional crowd. The noise has increased as well as the yappy kids. I didn't care for that. The workout room is small and the equiptment is older and not reliable. It could have been better maintained by both tennants and the mgt.

Pros: location is great. Easy access to I-35, Ben White/Mopac, downtown. 2 minutes to 2 movie theaters, resturants, grocery stores....very convenient. Staff across the board is friendly and will try to encourage various events. They may not always repond quickly or keep you in the loop, but they are friendly and will resolve issues you bring to their attention. I was also happy with my apt. They are newer and definitely decent quality, yet small. The rent is high, yet for South Austin and what you get, it was not too unreasonable. They do run specials and ask for them is key.

As in any place, go by your gut feelings. I felt the place was safe, people were friendly and enjoyed my stay there for the most part. Hell, apartment life is apartment life anywhere...so there will always be some downfalls, but they are not unique to Falcon Ridge.

As for deposits...they are high, and I have yet to get mine back...so my thoughts could easily change on this place. I video taped my place before and after moving in/out. I also had a walk-thru. I expect to get my money back!! Although I do know of several tennants that had to fight tooth and nail for things, incuding bogus water charges when moving out. So cover your ass on that end...and be prepared to document items to help your cause.
