I didn?t stay here long, and here?s why:
*Loud parties in the parking lot outside my window day and night, where groups of residents frequently gather to drink alcohol and play ?heavy-bass? car stereos at decibel levels that far exceed the City of Austin?s noise ordinances. It looks and sounds like a ?low riders? convention in the parking lot nearly every night of the week!
* In July of 2003, I was awakened at about 3 am by the sound of loud crashing noises coming from outside my apartment. When I stepped out onto my back porch to see what it was, I witnessed a young hispanic male smashing a metal trash can into a late model white pickup truck parked inside the southern back fence of the Lafayette Landing parking lot. This behavior went on for about 15 minutes. The young man was cursing loudly and screaming the whole time as he bashed and dented the truck, obviously causing a great deal of damage. Then he walked back into his apartment, so he apparently lives here.
*On the southern side of the complex nearest the English Aire property line, there is a group of young hispanic males who regularly gather in the parking lot for loud parties. At all of these parties, the tenants climb in and out of their apartment window, next to where their cars are parked, and often just ?hang out? of their windows while they are open, with the loud music blaring and bouncing off the concrete and brick walls, creating an echo effect that amplifies the noise even louder, disturbing the other residents of Lafayette Landing.
* This includes the parking lot, where these gangs regularly gather to drink beer from longneck glass bottles. When they finish the bottle, they generally prefer to smash them in the parking lot or against the fence.
* I have witnessed several tenants of Lafayette Landing working on inoperable or otherwise illegal vehicles for hours at a time, during the morning, day and late night hours. These are not ?minor? repairs such as changing the oil. Types of repairs I?ve witnessed include removing or replacing an engine, head gaskets, timing chains, transmission, suspension, and doing exterior or interior body work. It always seems to be the same people, but the vehicles vary. I?m not certain whether they are working on their own vehicles or are running some sort of ?under-the-radar? repair shop out of the property. If they are running an impromptu ?garage? business operation from the parking lot, that would be a violation of the lease and is also illegal under city code. Not only is this practice dangerous to the environment due to the dumping of oils and other chemicals, it is also unsightly and loud, as these ?shade-tree mechanics? always keep their vehicle doors and trunks open, blasting loud music as they work on the cars for hours at a time. This seems to occur mostly in the early mornings and afternoons on weekends, and evenings/late nights during the week.
* In addition to all of the activity described above, there are more noise violations which are not specifically addressed in the lease contract but may fall under the City of Austin?s Noise Ordinance. These include frequent loud arguments taking place between Lafayette Landing residents out in the parking lot at late hours, and car alarms that regularly go off for hours and hours on end without stopping.
Avoid this place. You will not feel safe here. I left as soon as my 1st lease was up and couldn?t get out fast enough!
