My sister and I recently moved to Austin in order to attend UT and see the city. After multiple 8 hour round trips to find an apartment, we settled on Landry place mainly because we kept getting lost and only managed to find half of what we set out to, but also because of the decent rent rates and free internet/cable. BIG MISTAKE. Upon move-in day I found that the keys given to us didn't open our door. After roughly six trips back to the office and two hours sitting in the blistering sun with our furniture, I finally was fed up waiting for the non-responsive "24 hour on-site maintenance!" and picked the lock in a matter of ten seconds; Comforting.

Since day one it has been nothing but a battle to even make the place livable. Our move-in checklist included around 40 items that needed to be fixed, from the locks on the doors to the paint on the floors and faulty lighting fixtures(FIRE HAZARD!)
Now we deal with a persistent ant infestation that forces us to keep all food in the refrigerator and freezer, no matter how many times the exterminator comes.

The first time I tried to take a shower in the master bedroom, (Yes, the bedroom. The Lincoln style layout has a lovely "Cheap Motel" motif going, which includes half of the bathroom in the bedroom.)I was scalded by 140 degree Fahrenheit water from the COLD tap which I later measured with a digital laboratory-grade thermometer. The valves were replaced a few days later which allowed colder water to be mixed in, but we still fight temperature fluctuations that force us to live in fear of the shower due to the icy-cold to scalding hot instant changes that await us. The best part is, the maintenance men only get grumpy when asked to do their job. After numerous work orders and being told that we were insane, we finally gave up and they installed an anti-scald valve on my sister's shower. Guess what' Apparently we're bloody insane, because the anti-scald feature routinely deactivates the shower head at least twice during a shower. Fancy that, a tenant who really DOES know what they are talking about. And now other tenants are experiencing the same thing!

Moving on to the almost monthly pipe breaks that leave us without hot water for days, the grand total of 8 washer/dryer pairs on the site (Only half of them work), The routine car break-ins and tiny spaces populated by morons who can't drive, the dog excrement laying everywhere, the loud partying neighbors, the general ghetto feel of the place, and the poor quality of the apartments themselves; It makes me absolutely sick to my stomach when I remember that I have a lease for 10 more months in this hellhole.

AVOID AT ALL COSTS!

You're insane. Our hot water went out for a grand total of one day due to a pipe burst which, imagine this, happens in all sorts of places. I remember living in Round Rock in a suburb and the same thing happening on a couple different occasions. ---- happens. We have loved the maintenance people so far, and we've lived here ten months. Every issue we've had they've taken care of within the day, and there have only been four requests to them total. Routine car break-ins? ...right. As I said, been here ten months, and there have only been about five different occasions in which a car's been broken into - What you are probably referring to is the big break-in that happened about a month ago where ten or so cars were hit in one night, and that was bizarre and rare. I don't know where you get the audacity to ----- and moan about a place on RIVERSIDE not being up to par - hello, we live on Riverside, it's expected. You can't possibly move in and then complain about it - you chose to move down here, deal with the consequences. We've had no problems. We love the office staff, our apartment's perfectly fine - it's not attractive by any means, but what do you expect when you move into a 20 year old complex on Riverside! Sounds like you're a bit of a princess.

As manager of this property, I want to assure you that we do background checks on every resident over the age of 18. I did check the sex offender registry after reading the response and there is not a single offender registered at this address. If you would like to check the registry you may do so at https://records.txdps.state.tx.us/DPS_WEB/Sor/index.aspx

As for the hot water issue, I know what the reviewer is talking about. True, the water often gets super hot or cold during a shower. It's not been that big of an issue for me. It happens for a few seconds occasionally. Minor inconvenience among many great things about the complex! If you know how to turn water off for a moment when it gets hot, it shouldn't hinder you looking into this complex. It has happened to me at every place I've lived. I have actually enjoyed the maintenance staff. Never waited longer than a few hours for non-urgent issues like a toilet flush problem - and it was fixed right. When I called in a broken pipe in the kitchen and it was overflowing, someone was here in about 10 minutes. Nice, helpful guy.
