Please Don't Do It to Yourself

First let me state that I have lived in apts in 3 different cities for about 10 years. This was the worst of them all. I am not into high style living (crown molding, granite, real wood floors etc) but I do like simple well kept properties. While the apt is simple, it is not well kept. I paid my rent on time, never had any complaints against me, spoke to the office staff in a professional manner, & left the apt the way I got it. I haven't received a bill or deposit refund as of yet so this review is not based on some grudge. I am just telling you how I saw it. I know the Riverside/Oltorf area is not the best, but if the complex would actually put a little effort into maintenance, landscaping, & tenant selection I don't think they would have as many problems as they do. I moved here for several reasons(close to job, rent w/in range, close to 35 & Ben White, & the living conditions were tolerable at the time). I have moved because the living conditions are no longer safe, I no longer wish to hear my upstairs neighbor peeing, passing gas, watching tv or walking, & I am tired of asking the apt to fix things & then to come back since they didn't do it right the first time.
Safety- As I was leaving last month, armed & unarmed security guards were patrolling the property due to 2 daytime apt breakins. Not to sure how long that was going to last w/o a significant increase in rent for everyone. How do I know why they were there' I asked them. Never rcv'd notice from the apt complex of the continuing crime &/or their efforts to combat the problem. Gang graffiti was present on dumpsters w/ no attempts by staff to remove it. Numerous car breakins at the apt complex & on Cromwell Cir. If you drive by you will see many cars w/ plastic & tape over at least one window. Yes, there is a girl/woman knocking on doors either looking for someone, asking for money, or asking to use the phone. That happened on several occassions. Also had a man come to my door around 11p once asking to use my phone so he could "call his brother". Never opened my door to either just yelled at them throught the door to go away.
Noise- The walls are super thin. I can hear people talking outside in the parking lot & this is w/ nml voice tone. I swear I had a clydesdale living above me & yes you can hear couples handling their business. For whatever reason ppl like to leave their dogs on the porch during bad weather & as puppies. They still don't clean up after their animals either.
Maintenance- Pest control is supposed to be done every 6 mths. I'm not sure if others have had this problem, but I only had one notice that they had been in my apt (late 06 or early 07). After that never rcv'd anything. So...I am not sure if they were going into my apt performing pest control & not leaving notices or if they just didn't do pest control. Either way didn't affect me beause I always do my own & I never left anything out. For those that don't do pest control be warned you will have creatures trying to live rent free. My air conditioner broke about 6x while there each time for the same problem. There was a sewage leak near my apt that took them 3-4 days to make an attempt to fix, I believe it would have taken them longer had code compliance not been called. Yes, H20 does get shut off randomly. Luckily, I have always been at work when most outages have occurred. There is an outdoor pipe that had been leaking at least a month before I moved. Had we actually had to pay the H20 bill there I would have gotten on them when I 1st saw it, but as noted earlier I grew tired of asking them to fix things & if they didn't notice a problem w/ their H20 bill I wasn't going to help them out.
By the way, when I told them I would not be renewing my lease they didn't come out w/ a better offer or even bother to ask what they could do to keep my business or make it better for others. I do have to say that I never had a bad encounter w/ staff in the office.
