Stay Away from Lincoln Ridge

Lincoln Ridge, as the name implies, was originally a Lincoln property. When Lincoln ran things, this was an excellent apartment community with a caring staff and a healthy environment. In the Lincoln years our maintenance problems were dealt with promptly, the grounds were beautiful, and we never had any problems with noise or fear. Since Lincoln sold it it has changed hands multiple times, and has been slipping deeper and deeper into becoming a tree-shaded slum. Amenities have dissolved (but rents spike regularly upward), and apathy has reigned.

At Lincoln Ridge you can now look forward to the din of domestic violence from your neighbors, frequent loud parties, drug dealers operating their business by cell phone in open sight, the constant crawl of police cruisers (often in teams of a half-dozen, scouring the grounds for someone, gunshots (you can pick up your souvenir bullet-casings by the swimming pool), sluggish to nonexistent maintenace response, and more. One of our neighbors regularly stokes up towering open flames on his barbecue grill on his balcony ... We tried reporting it, but they just came to his door, asked him if he was burning things on his balcony, accepted his verbal denial, and walked away (the fire was, at the time, still visible). He still does it, inviting tragedy. The management doesn't seem to care.

There are still good things about the location. It's a quick walk to a Cap Metro bus stop. There's a good supermarket [H-E-B] and department store [Target] within dinner-roll tossing distance, handy video rental [Hollywood], etc. The location is good, but with a caveat: Lincoln Ridge itself is "pedestrian-hostile" in its design, since none of the complex's sidewalks lead from the interior of the complex to the exterior. To leave Lincoln Ridge on foot you have no choice but to play with traffic; there's no pedestrian gate or exit at all - the only [consistently available] foot-exit is at the front [driving entrance] of the complex, and it requires some very dangerous tag with increasingly hazardous drivers (we've had something like three or four incidents of security fences damaged by cars in the past few years, as the clientele has shifted from quiet working people to drunken partiers). Speed bumps are present ... but designed to be driven around, rather than over, so even some apparent "safe" walking areas become quickly dangerous.

The current management do seem to be trying more than the last bunch (or the bunch before them), but their competence is minimal (frequent blunders, miscommunications, etc) and their sympathy to residents is nonexistent, so good intentions can only go so far.

We miss the Lincoln Ridge that we fell in love with; it's all gone now. Please consider this review and - more important - read ALL the Lincoln Ridge reviews carefully (check those dates and you can see the decline), before considering a move here. It still looks reasonably nice in daylight here ... Don't be fooled.
