They want your money

College park's "great" offer this year is just to make up for how much the JIPPED everyone last year. The owners' contract is running out on the apartment (it's been seven years) and they want their money back. So in an effort to sell the complex they want 100% of the apartments full to make it look good for prospective buyers. They need people to renew, but no one wants to because of how crappy things have been.
Last year, the rent went down as low as $350. Because I was responsible and made a special trip to austin to sign my lease, I was stuck paying $425, plus, a $200 deposit. If I had waited until later, I would not have had to pay a deposit, I would have had lower rent, and I would have gotten a free DVD player. I have paid over $1000 more than other people with the same apartment! When I confronted management about this unfairness, they basically told me "tough luck." They do not care for people renting the apartments. They only want your money.
PLEASE NOTE that their price guarantee is to guarantee their best price up until move in day (the day you sign the lease). The day after that they can drop their rates as much as they want, and you get shafted. BE CAREFUL.
The apartment was DIRTY when we moved in. My roommate had PUBIC HAIR in one of her drawers. There were sprinkles and crumbs in the kitchen cabinets. It looked like a cake had been burned onto the bottom of the oven (and was not cleaned before we moved in). Water sits in the bottom of the dishwasher and NEVER drains (TO THIS DAY). The carpet was NASTY! It had flattened to the point where it was beginning to ball up on itself. The office "had it cleaned" so they said they would not replace it! Even though it's OBVIOUS that it needs to go. One side of my desk was falling down so I was afraid to put my monitor on it. Expect to be making LOTS of maintenance calls when you move in!
The maintenance people are nice. They do as much as they can to help you when you put in a request form. However, their resources are restricted by the management.
Everyone is nice to you before you sign your lease. Afterwards, you're just another person they tricked, so they DONT CARE.
