Seeing as to how this review will likely be read by parents and students alike, know that as a former resident of Longhorn Landing, It is my hope that all who read this will make the conscious and correct decision to look elsewhere for housing for their student. Yes, they will greet you with open arms in the leasing office, declaring to you that you have made the correct decision to choose Longhorn Landing. They will assure you that it is safe, quiet, & clean. They will neglect to tell you that it is actually not safe (LOOK UP THE CRIME STATISTICS FOR THIS PROPERTY). It is not a queit place. Partly because the walls will be extremely thin above and beside your room, and partly because of the constant whale of sirens driving down Riverside and Wickersham. Clean' well, from the outside it looks like that because of the new paint job. THERE IS A REASON THEY GAVE IT A NEW PAINT JOB. You will be lucky to find a unit that does not leak somewhere. Your apartment ABSOLUTELY WILL LOOK NOTHING LIKE THE DEMO UNIT THEY SHOWED YOU THEY DAY YOU MADE THE MISTAKE OF WALKING INTO THEIR LEASING OFFICE. If you ask them to show you the actual unit where your son or daughter will be living, they will be very quick to tell you that they can't because it is undergoing maintenance or that it isn't ready to be viewed. A quick word on maintenance....THEY WILL COME INTO YOUR APARTMENT WITHOUT NOTICE....THEY WILL COME INTO YOUR BEDROOM WITHOUT NOTICE....THEY ARE BREAKING THE LAW....THEY ARE BREAKING THE LAW......THEY ARE BREAKING THE LAW......YOU WILL BE TREATED AS THOUGH YOU ARE LIVING IN AN ACTUAL COLLEGE DORMATORY. I WAS IN MY LIVINGROOM IN MY UNDERWEAR WATCHING TV AND A MAINTENANCE PERSON UNLOCKED THE DOOR AND WALKED IN WITHOUT EVEN KNOCKING TO DELIVER A NOTICE ABOUT THE FIRE EXTINGUISHERS. ALSO, ANY AND ALL NOTIFICATIONS THAT WILL BE PROVIDED TO YOU BY THEIR OFFICE WILL BE AVAILABLE FOR EVERYONE ELSE LIVING WITH YOU TO SEE...NO MATTER HOW PRIVATE THE MATTER...BECAUSE THEY SIMPLY HANG THOSE NOTICES ON THE DOOR WITHOUT AN ENVELOPE. YOUR BUSINESS WILL VERY QUICKLY BECOME EVERYONE ELSES.

I SIGNED AN INITIAL 6 MONTH LEASE IN JANUARY. MY 2 ROOMATES AND MYSELF RECEIVE A NOTICE OF EVICTION IN FEB. DECLARING THAT WE WERE OUT BECAUSE WE FAILED TO RENEW OUR LEASE!!!!!!!!!!!!!!!!!!!!!!!!!! NOW, HOW IS IT THAT THEY COULD BE ASKING ME TO RENEW MY LEASE LESS THAN A MONTH AFTER I SIGNED MY INTIAL LEASE' THAT IS THE VERY QUESTION I ASKED MYSELF. COME TO FIND OUT, NO MISTAKE WAS MADE....IT WAS JUST THAT I SIGNED MY INITIAL LEASE AT THE SAME TIME WHEN EVERYONE ELSE WAS BEING ASKED TO RENEW. THE ONLY DIFFERENCE WAS, THE RENEWAL WAS FOR AN ENTIRE YEAR.......

KEEP IN MIND THAT THIS IS A STUDENT APARTMENT COMPLEX..........

SO WHAT WOULD HAVE HAPPENED IF HADENT SIGNED THE RENEWAL RIGHT THEN AND THERE'

THEY WOULD HAVE GIVEN ME A NICE LITTLE NOTICE TO BE OUT AT THE END OF MY 6 MONTH LEASE.

LET ME REPEAT MYSELF....

WITHIN A MONTH OF SIGNING MY INITIAL LEASE, I WAS FORCED TO SIGN A RENEWAL LEASE UNDER DURESS, WHICH EXTENDED MY INITIAL 6 MONTH LEASE FOR 1 YEAR STARTING AT THE END OF THE INTIAL 6 MONTH LEASE.

THESE PEOPLE ARE CROOKED.

THEY WILL MAKE YOUR LIFE MISERABLE.

DON'T BE A VICTIM.

YES, ON THE SURFACE IT SEEMS CHEAP. I WOULD ENCOURAGE YOU TO CONTINUE LOOKING. STUDENT APARTMENT COMPLEXES ARE NUTORIOUS FOR SCAMS.

THEY WILL GET YOU ON SOMETHING......IT MAY BE LATER RATHER THAN SOONER....BUT IN THE END THEY WILL GET YOU

The apartment complex is managed by a national company. What this means is that if you have a problem, you will jump through hoops, and put up with all of the beaurocracy associated with national management companies.

Keep in mind that leases are typically written with just enough ambiguity that they can get away with just about anything the would like to.

If you decide to ignore the warnings and sign a lease with them, make sure you keep every piece of paper they give you. you will need them sooner or later.

first I'm not a student. I a 27 year old man who graduated a long time ago. second, I have never been late on my rent. not a single time. I made no noise and did no damage to the apartment. I paid all required deposits and followed all rules. yet because of their mismanagement, they would send out eviction notices to myself and my roomates without cause....notices that we were all told to simply disregard when when would get them and call the office to find out why. they tried to evict me on the grounds that i had an unauthorized pet in the room even though he had ran away many many months beforehand. The reason they though i had a cat was because I kept his litter box, toys and food. These Items were INSIDE THE CLOSET WITH THE DOOR CLOSED. That means maintenance had to open the closet door to see those things. Funny thing is, I made no request for maintenance to enter my room. They had no business being in my room to begin with, and absolutely had no business being in my closet. Of course, they were unable to provide me with an explanation as to what they were doing there.

every single employee of longhorn landing is younger that i am. They are college students themselves, and are neglegent, ignorant, and lay the blame for things on others. they do not take their job seriously in the least, and will make you a victim of their incompetence. They have been sued before......and lost.

they will make your life miserable.

YOU NEED TO EDCUATE YOUR SELF BEFORE YOU RIGHT A BOGAUS REVIEW! FIRST OF ALL MAINTENCE CAN GO IN AT ANYTIME ITS IN YOUR LEASE. I HAVE LIVED HERE FOR 4 YEARS AND HAVE HAD NO PROBLEMS GROW UP KID! THE LEASE IS A STANDARD LEASE! I HAD SIGNED THE SAME EXACT LEASE 4 YEARS AGO AT ANOTHER COMPLEX. IF YOU ARE 27 GET OFF THE PROPERTY YOU CREEPY OLD MAN. (WHY WOULD YOU SIT ON THE COUCH WITH YOUR UNDERWEAR IN A COMMON AREA WHERE YOU SHARE THE APARTMENT) YOU OBVIOUSLY LIED AND SAID YOU ARE A STUDENT. THE NOTICE ABOUT THE FIRE EXTINGEISHER WAS SENT OUT TO EVERYONE ON THE PROPERTY WHY SHOULD THIS MATTER BE KEPT A SECRECT? ATLEAST THEY ARE DOING THEIR JOB AND LETTING THE RESIDENTS KNOW THAT THEY ARE REPLACING THEM. ALSO, THE PROPERTY IS FULL MY FRIEND LEASED HERE, AND THEY SHOWED HER AN EMPTY 3 BEDROOM THAT WASN'T A DEMO. YOU OBVIOUSLY HAVE PERSONAL ISSUES, AND YOU NEED TO CORRECT YOUR REVIEW AND NOT MISLEAD OTHERS.

I'm NOT a student... and I have lived here. NO matence is NOT allowed to come into your personal room or go into your closet without prior warning -and this place does suck, is not safe and they are all a bunch of ass holes in the office!

I hate living here. My mother and I visited here in the spring before I was going to start school at UT in August. We were happy with the cheap prices and promise that they rent ONLY to students. This could not be farther from the truth. In my building alone, the only students are myself, my roomate, and one of our neighbors. I wish I had them write their student only policy down and sign it. They lie about everything. The reason I wanted to be in a student only apartment complex was to avoid living in the same complex as low class adults that have tons of little kids. There aren't many people like that here, but there are some and it is very irritating. If for some reason you do sign a lease here...get any request for maintenance in writing and have someone in the office sign quoting a time frame they promise to fix the problem. There was a water leak in my closet that was causing black mold and it took them 3 months to do anything about it! And when they did. . .they just wiped the mold off the wall and painted over it!!! THEY NEVER FIXED THE LEAK CAUSING THE PROBLEM!! The crime here is pretty bad. Don't come here with any type of car system that isn't stock. My friend had a radio that was broken and crappy but they broke into his car and stole it just because it looked nice...and this happened with his car parked in the spot CLOSEST to our building! Literally ten steps outside my apartment! I understand that break ins happen, its austin afterall, but what irritates me is that money that could be spent on more security gaurds to watch over the cars is spent on studid things like pizza, cokes, and a DJ every friday at the pool outside the office so that people in that office coming to visit will think this place looks like a blast!! Another thing about these pool parties...they put flyers on every door every week reminding you to "Come to the POOL PARTY! and BYOB!" now...I like to partake in recreational college-age drinking as much as the next student, but just why exactly is the apartment promoting drinking!! Most people here arent even of age!!!!! Why are they putting themselves in a position to be responsible for a minor's drinking ticket? Just stay away from here. Everyone warned me before I moved in but it seemed so great that I thought everyone was either too picky or they were rummors. I was wrong!

First of all "Anonymous 5/07/08" get your facts streight. This place is not a student only property. Hello!!! Plus, I would say at least 99% are students. I live here and love it. The only people who write on this site are negative. Get a grip. I have been living here for the past four years and have never seen little kids live here. Get real. Longhorn Landing rents by the room not the apartment. I know they roommate match students and do not allow more than owe person to occupy a room. If this is true...then how can a child rent an room. Have you ever thought that the child was visiting a sister or something. Be realistic. The only low class individual is one whom can only find the negativity in things. Maybe you where the problem. Whenever I have a problem and call the office they are always quick to fix my maintenance problems. Hello Anonymous...abour your friends radio...if the management spent more money on "security gaurds"...Hello...you live in Austin and I know someone whom this happened to in North Austin. This kind of break-in can happen anywhere. Do you need the wam-bulance. Nobody can guarenty your "Security". It can happen anywhere. Let me ask you...What does BYOB mean to you...Think about it...Bring Your Own Beverage. Duh. For example, I had a friend come visit and go to the pool thing and my friend was not 21. They told him he needed to leave or dump out his beverage because it was a beer. I have to say I'm sorry for people whom have nothing good to say about things that they really don't realize they are the problem. I have lived here for a while and really like it. Obviously I wish they wouldn't put anyone else in my apartment and leave one of my rooms open. I had a two bedroom one bath by myself for a few months.

I'm not going to listen to anyone who says "hello" and "duh" in an apartment review. Maybe you are just used to a low class living situation, but people of better backgrounds don't like longhorn landing.

Ok, I am a mother of a soon to be renter of these apartments. Looking at these reviews makes me very concerned about all of you. First off, none are using their names, If these apartments are so good don't be anonymous! This only makes me think you are from the management department trying to make bad things look good. Also, if you honestly believe that it's "beverage instead of bottle" than you have a few screws loose. Since I have read these reviews I will be taking a trip up there to see for myself. We all have our own opinions and just because we have a negative one does'nt mean we are the cause of the problem, it sounds like "anonymous" needs to grow up themselves. I am 43 years old and have many friends in consumer legal business who will likely tell me that entering an apartment without prior consent, knocking first or going into rooms they don't belong in is "highly illegal". As far as just covering over black mold that won't be tolerated either because it his highly toxic.

I am a student at UT and I have lived here a little over one year. I have had numerous problems with maintenance, them coming into my apt without notifying me and they don't even fix the problem to begin with. I am moving out and I do NOT recommend this complex to anyone. My parents have complained and the office and leasing managers gave us the run around many times, until I looked over my lease again and realized I NEVER signed the last page and neither did they. So luckily I am outta here! Goodluck to everyone else living here and dealing with all thier "bogaus" crap. They are extremely unprofessional and the leasing managers have no idea what the hell they are talking about when it comes to what is legal and what isn't.
