The Real Deal: You get what you pay for!

I've lived here for a year, and renewed my lease for a second. There are pros and cons to living here (as with every other place) and I'm tired of all the exaggerated reviews. So here's the real deal:
Pro's:
-Its all bills paid, fully furnished, for a good price. No other apartment complex in Austin has this deal
-Units are decent, and management is responsible for fixing everything
-Its on the UT shuttle route that runs year-round, as well as Capitol Metro
-Its close to ACC riverside, a few grocery stores, and plenty of fast food places.
-The pools are almost always clean, except when people don't respect the property
Con's
-Its in east Austin on Riverside, crime is expected!! Although I've heard of a few problems, most of the crime is caused by drunk students throwing parties in the complex.
-The people in the office can often be clueless and there is a lot of miscommunication, but if you show them respect and stay on top of your stuff, your problems will be solved... eventually
-The fitness facility equipment is often broken, and the basketball court is only a half court with one hoop.
-The walls seem to be a little thin, and so I hear a lot of whats going on outside.
Overall, I think the complex is a good deal for what your paying. If you plan to move into an any apartment, expect to act like an adult and be treated like one. I think the pros outweigh the cons as a temporary living solution for while your in school (that's why they advertise to students) to save money. If you're looking for something more permanent, I suggest you go elsewhere.

"I'm tired of all the exaggerated reviews" Well then, don't read them Mr/Mrs Property Manager. I'm so glad I get an email everytime someone posts a review for this dump of a property. That way I can deliver the counter punch to these BS reviews posted by employees. The only bad reviews here are those that say its a great place to live. This place is an absolute dump, riddled with crime and know-nothing office employees. They will collect rent for the duration of your lease and then send you bills months later for charges that you did not incur. They will then attempt to ruin your credit should you refuse to pay their extortion demands. Also, this place does not cater to students, but you'll see that if you just drive around the property. It's full of wanna be gangsters and low income types. DO NOT SIGN A LEASE HERE!

I COMPLETELY agree with you ryano1!! This place is absolutely horrible!! I haven't even moved out yet and they have sent in two cleaning crew charging us 120 each because our place wasn't clean enough for move out! Well, news flash management, I still live here for two weeks, so, of course, my place isn't clean enough for move out!! We got no notice of when the crews were coming in to stop them or anything! They just charge you for ANY and EVERY thing they possibly can! If you do decide to live here, I suggest the you fill out the form that they give you when you move in about the condition of the apartment. Mark EVERY tiny detail down, cause when you move out, you will get charged for EVERYTHING, even if it was there before. There are things that Im getting charged for that were here when I moved in (and I filled out the form) that they charged the people who lived here before me for, and now they are trying to charge me again!
Basically, DONT LIVE HERE!!

The original poster said "crime is expected" in this portion of Austin, which must be why Longhorn Landing markets to out-of-the-area college students who don't know anything about Austin. Their slick brochures talk about a safe and secure home away from campus, and their business model is such that they profit when unsuspecting kids move out as they realize their lives are in danger because of the inactivity of and lies told by management. DON'T LIVE HERE is good advice. The "exaggerated reviews" are NOT exaggerated. For unbiased proof, go to http://coagis1.ci.austin.tx.us/website/CrimeViewer and get the crime statistics for the apartment complex, and then widen your search and get the crime statistics for the area around the apartment complex. For more proof, go to http://www.housing-rights.org/ and hear about the thousands of complaints they receive every year about Longhorn Landing. Longhorn Landing is a place to avoid!

Right, I'm sure the Property Manager wrote this review calling the office staff somewhat clueless and admitting that crime not only occurs, its expected. It's so lame to accuse every review with the slightest bit of positive light to it to be written by an employee. I like the part where the poster wrote "If you plan to move into an any apartment, expect to act like an adult and be treated like one." Methinks this would be good advice for many of the Negative Nancys that post on this site.

First of all, I am not an employee of Longhorn Landing, never have been and never will be and I am in no way plugging living here. I moved here to Longhorn Landing for a summer internship. I knew nothing about the area or Austin coming in since I am from College Station. Coming in and seeing the area surrounding Longhorn Landing, I was very concerned, especially after reading all the reviews on here. I am about to move out and I can say that I did not have as bad of an experience as everyone has made it out to be. I do think that I was in a good place in the complex where it looked safer than other parts. I am glad I am leaving and would not stay here if I continued to be in Austin, however, for the money and for the short term, it was alright. This is definatley nowhere near the best student housing, but it is also not the worst.

Why the hell does someone have to be a representative of the apartment in order to write a good review. I liked the apartment. I think if you knew all of this stuff and hated the location and the apartment why did you move in. The place has pros and cons it also has great deals. Its not tryna be the hilton. Its tryna be longhorn landing which I like and even threw a family bbq at
