The last posting about this place is sad if the author has never lived anywhere better.
Luxury apartments' I guess if you've been on the streets or had horrible apartments then that's true but the upgrades they did about 4 years ago only included new vinyl, cabinets and appliances in the the kitchen. I do NOT have stainless steel or granite in the kitchen/bath. The appliances are FACED w/stainless and I've heard there are some units that don't even have that. They do NOT even have self-cleaning ovens in my building. Cleaning an oven is NOT a luxury.
There are tons of scars on the walls and ceilings from shoddy repairs in the past. Maintenance only picks up the trash they can reach from the golf cart. I saw this for myself last week... he drove up and tried twice to reach a plastic cup, couldn't grab it so he left it and drove off. Get your lazy butt out of the cart! Geesh!
BUGS everywhere INSIDE the apartments (all *my* neighbors are having this problem) and when I complained at the office they didn't even offer to send an exterminator. They told me (and I do quote) "That's just what happens when you live in a heavily treed area. It's nature." I've lived in Austin for over 5 years and that excuse is a load of steaming poop.
The windows are SINGLE PANE, old-school, as if they were manufactured in the '70s.
You can't get the apartment warm enough in the winter and you can't get it cool enough in the summer.
Hot water takes 5 minutes to get hot and then only lasts about 10 min. I've complained and they keep adjusting my hot water heater's thermostat. There's rust all over the top of the unit, how about replacing it'
I've asked for filters for the A/C unit and they keep forgetting so I go to the office, pick them up myself and drop them into place myself.
The landscapers disappeared in October and I've been told new ones will be hired in January... so I guess the grounds will get a good cleaning in a week or two. Btw, that's the top hiding spot for bugs... under leaves, especially wet leaves.
Speaking of wet leaves, we're in a drought right now and they run the sprinklers EVERY night. There's black and green mold growing on the exteriors of the buildings from this.
Noise' Oh my, I can tell you exactly where my neighbor is at any given moment because I hear every step they take. I hear their cell phone ring and if anyone has guests and their saying goodnight at the door, I hear that as well. I've asked the neighbor below me and he says he hears me as well.
Oh! And the office no longer accepts packages on behalf of the tenants so if you order anything and it's delivered while you're at work or away, UPS and FedEx have to leave it at your apartment door. That's not safe on several levels.
I've already turned in my notice and have only lived here 6 months.

You are crazy! The people in the office are great! They have been so supportive whenever I've gone in. Granted, I think the maintenance team has changed a lot over the last year but the new team is good & they can't fix something if they don't know it's broken. Call them about your maintenance issues - I'll bet they will help you with yours just like they take care of anything that I have problems with. Windows: I don't know where you are getting the thing about the leasing office windows being old. I was here when they remodeled the whole thing a couple of years ago - all the windows are new! Water - at my old complex I lived in a one bedroom too & my water bills (here in Austin at another Equity property) were over $30 a month!!!! I love it here. The deer are amazing, the grounds are pretty, I love my apartment & the way it lays out.
