I have lived at Madison at the Arboretum for about a year now, and I am relocating to be closer to work. My roommate is also moving away, and I can't afford the rent for a 1-bedroom here. There are some issues with the complex, but they are not nearly as bad as I have experienced in other apartments. And the positives I think far outweigh the negatives.
Some negatives:
-Leaking windows that were not fixed correctly (we ended up fixing them ourselves)
-Leak in bathroom that was eventually fixed but caused some water damage
-Some noise from neighbors, but not as bad as other places, and if you get a 2-bedroom in one of the newer buildings, you will likely have no neighbors on any side except possibly above or below. I only have neighbors above, and they were a little loud, but they moved out and now it's extremely quiet here. Except for wilderness noises.
Positives:
-Very secluded area yet conveniently close to 3 major highways. You can get onto 183 in about 5 minutes from your front door, yet almost every apartment faces a wooded canyon where you can watch deer, birds, and other wildlife.
-Parking is rarely an issue at my building. Sometimes if I get home very late, I have to park up a hill, but it is still a short walk.
-Great floor plans that are affordable if you have someone to split rent with. I pay less than $1 per square foot and my apartment is a huge 2-2, has crown moulding, windows on all sides, a nice big kitchen, a washer and dryer, 2 huge closets, a huge balcony with an amazing view, and generally nice fixtures, cabinets, etc.
-Safe area. Neither I nor my roommate have had our cars broken into, which seems to be extremely common in all areas. There was a report of a peeping tom, but the complex is well-lit and I rarely felt unsafe.
-The complex is within walking distance of Arbor movie theater, Arboretum shopping, HEB, Randalls, and lots of restaurants.
-I have had very few interactions with the office staff, but they have all been positive. Someone has been there to help me every time I've gone in, and they've always been attentive. However, I am anticipating getting charged for the water damage that occurred due to the faulty windows, but we'll see how that goes.
Anyway, I've really enjoyed this apartment after living in a lot of terrible places, and I'll be sad to leave. If you can afford the rent and find an apartment in a building with a view (which is almost all of them), I think you'll appreciate the peacefulness and value of this place.
