Very nice property with lots of trees, landscaping, some picnic tables. Nice park with hike and bike trail just to the north. Large open church property to the south. I didn't feel hemmed-in like I have at some other apartments that I have lived in. Convenient to I-35, Mopac, 183, and bus routes.

Floor plans are nice and spacious - nice big closets and the rooms were well laid out. They all seem to be arranged so that potentially noisy living areas (bedrooms, living room, etc.) are on the outside of the building and common walls are shared by closets, kitchen cabinets and bathrooms. I rarely heard anything from my neighbors other than water running in the walls. This was comparable with other apartments I have rented and did not seem excessively loud to me. On the other hand, I could hear sounds like lawnmowers, garbage trucks, etc. from outside the building quite well.

My unit seemed very economical to heat and cool. They have heat exchangers where hot water circulates through the walls, helping to keep the heating bill down. My unit was on the first floor and tended to stay cool because of that. Second or third floor residents may have to run the air conditioner more. There were sprinklers and smoke detectors in all the rooms. There are lots of conveniently placed wall outlets and at least two phone jacks per room.

There seems to be quite a bit of traffic and noise around the buildings in the front near the main entrance, but the ones near the back of the complex where I lived weren't bad.

I did not notice the pools being "dirty" as other reviewers mentioned. They are probably hard to keep clean because of leaves and other debris constantly falling into them from the overhanging trees. Since several trees near both pools were knocked down by the big storm in August of 2003, this may be less of a problem now.

Maintenance is very prompt and efficient - they always respond within 48 hours. If you need to call the office about a problem though, try to do it during business hours. On the few occasions where I had to leave a message with the answering service, the message never seems to have gotten passed on to the office personnel (or at least not in a timely manner). When I called during business hours and spoke with someone who actually worked in the office, the issue would be dealt with promptly.

There did seem to be an awful lot of little nitpicky fees compared to other apartments I've rented, but this may have changed since the economy went down.

Parking can get bad in the evening - if you want to park close to your unit, I suggest getting a reserved parking space. They were not that expensive when I lived there. This is not quite as much of a problem since the economy went down and occupancy rates dropped with it.

They seem to have trouble keeping all the gates working for more than a few days at a time. At least one was always malfunctioning when I lived there. The way they are located makes it easy to accidentally hit them (especially the ones in the main entrance) and that may be part of the problem.

The outgoing mailbox was broken into at least twice while I lived there and the lock never seems to have been repaired properly. Outgoing mail can be left in the front office or taken to the local Post Office, which is not far away.

Cabinets and plumbing fixtures seemed a bit cheap to me. I had maintenance in to fix dripping faucets twice and the leak always came back. I only tried to use the kitchen sink disposal once since it made the whole kitchen counter vibrate.

Overall, this was one of the most pleasant apartment communities I have lived in and I would definitely recommend it.
