I lived in Mandalay for over a year. It was wonderful at first. Beautiful grounds, friendly staff, and I loved the pool. Then I noticed the bug problem, which is extensive. Water bugs and ants (sugar and fire ants) and silverfish in droves. I was bitten by a neighbor's dog, and animal control told me, "We get at least one dog bite report a week from this complex." Nice. Office staff did absolutely NOTHING about it.

Both of my cars had windows broken out while parked in the parking lot. Police said, "We're getting at least a call a day for criminal mischief on this property." Someone stole the dolphin statue out of the pool. Management sent a snotty note to all tenants about it, then started closing the pool area early every evening.

The indoor spa was awesome ... except they keep it closed at the oddest times, and it's down for maintenance or repair at least half the time you want to use it.

The manager of the property is a very nice lady, and very helpful and kind, but her staff is rude and arrogant. It wasn't that way when I first moved in, but it is now.

The grounds have really gone downhill. NONE of the BBQ grills work -- and there are five or six of them! The fire pit that sounded so cozy doesn't work, either. As someone else mentioned, tenants leave their trash out for sometimes days, and it attracts every manner of insect and wild animal from adjoining fieldland. Breezeways rarely get cleaned, so stains and clumps of dropped food and beer cans are everywhere most of the time.

Want to enjoy the pool' Better not take your kids. In the middle of a Saturday afternoon, older teens/young adults take over and you have to listen to VERY loud rap -- and we're not talking about the radio edits. Filthy stuff for a family recreation area.

Parking is a nightmare. Other than the inadequate number of covered spaces available (for additional fees) that may or may NOT be anywhere near your apartment, I've had to park all the way across the complex from my home several times just to find a parking space.

Frankly, the complex was nice when it was mostly Dell employees and their families. With rents dropping, units are going more and more to young people with no common sense or courtesy. If you're college age, you will probably love it, but if you have kids, you'll shudder every time someone runs their filthy loud mouth in the breezeways outside your apartment door.

...let's not forget the proliferation of dog poo on the lawns. I defy you to walk from the parking lot to the pool without having to dance a jig around the piles.

Such a shame that a beautiful property has become such a dump. This is a great place for people who love to party, but for adults and families, look elsewhere.
