The man above my school age daughter and I keeps us up from 1 am - 4 am at any given time during sex with VERY LOUD sexual profanity (you fu*ing cun* etc) while slamming the headboard against the walls and screaming or moaning. The management was very kind in sending a note. This is my first official week at Mandalay. The manager also told me that the next time I decide to rent an apartment choose a 3rd floor not a 1st floor if I am sensitive to my neighbor's noises [the issue of the loud sexual profanity during sex between 1 am and 5 am].

The management seems like they are willing to help with this situation. Otherwise I do not have any other opinion except the staff so far seem friendly and the property is attractive.

The staff just didn't wanna deal with your complaint. They do that all the time. It's their problem not yours. Every apartment should be inviting and free of annoyances like that regardless of the floor.

Followup -- this is the third month and the slurs are now worst. I wake up at 3 am with him shouting at his sexual partner. Granted the walls are PAPER THIN because I can hear the man snoring next door across the wall. But the people upstairs are breaking Austin noise ordinances basically which limits excessive noise after midnight. The management's view is still rent a 3rd floor and that as long as people are paying customers that is all they are concerned about. They as far as I have seen DO NOT ENFORCE ANY COMMUNITY RULES AT ALL.

Are they willing to move you to another apartment. And have you reported this to the police. There are a couple of officers who live on site in the 700 building.
