Fourplex unit pros and cons:
PROS: The management team and staff were, for the most part, friendly and helpful (but see ending comments). I never felt unsafe there, my car was never broken into or stolen, and my apartment was never broken into. The place looks nice from the outside and they keep the grounds looking good overall. The fencing is in good repair with no broken boards, etc. They keep the leaves and litter in the parking lot picked up and looking good. All of my nearby neighbors were very nice people, except for one. In fact, one of my neighbors always offered his assistance when I was having issues with my car--including referring me to good, honest mechanics and advice on doing the repairs myself. The master bedroom (in the 2 bed, 2 bath fourplexes) is very large with a big adjoining bath, has a nice-sized window with an oversized sill you can sit on or put plants on, and the closet in the master is a good size, though not a walk-in. *(see cons about the 2nd bedroom)* The kitchen in this fourplex unit was very big and open, and everything worked fine (had one little issue which was fixed fairly promptly). Parking was okay most of the time. The duplexes were nice (and better than the fourplexes), especially the ones with yards and garages, though there aren't as many duplexes as there are fourplexes there. Most reported repairs (work orders) were taken care of very quickly. There are recycling bins (for glass, plastic, paper, newspaper, etc.) near the office.
CONS: In the fourplexes, you'll have no private patio or balcony; it's a terrace (2nd floor) or a patio (1st) that anyone can come up to, and they all have a view of the parking lot and the fence running behind it. (There's a small- to medium-sized tree or two close to each unit, at least.) The terraces (2nd floor) are not covered, so if it's raining or scorching hot, you can't enjoy being on them. People often speed through the very long parking lot that runs behind the very long row of fourplexes, as there aren't enough speed bumps or entrances (only one speed bump at one of the two entrances when I lived there). The water pressure in the shower was very weak; they had these water-saving, pressure-building "mist" showerheads that I didn't find satisfactory. The second bedroom in the fourplex unit should be called a study, and the non-adjoining second bathroom is very tiny (with an attic door that someone from the next unit could probably get to and through via their attic door). The floors creaked a LOT--all over the unit. Many tenants consistently failed to pick up the poop their dogs left, and there were many times when the yard in front was like a mine field of dog turds. There weren't enough phone jacks in the unit. The units (fourplexes) are too close to one another. The outside lighting could have been better. The addresses/building numbers were hard to see at night. *****Upon moving out, I thoroughly cleaned the apartment and everything was in good condition, but they gave none of the deposit back and actually charged us MORE, for which we had to mail them a check! Upon moving in, I had listed all the imperfections and damages so that we would not be blamed for them when we moved out. In the end, filling out that list upon move-in and making sure the apartment was very clean upon move-out were apparently not enough for them. That really bit!!!
As for whether I would recommend this place to a friend, I'm not sure. I suppose it would depend on what that friend is looking for, etc. I think the fourplex units would be great for someone living alone, if they could afford to not have a roommate. When you move out, make time to do a WALK-THROUGH of your unit with a manager or a leasing agent, and have a copy of that list of things you noticed when you first moved in! Then, if they want to keep your money (or charge you MORE), you can ask them why face-to-face!!! Our circumstances (time) would not allow for this walk-through with them, unfortunately. They need to change the way they're doing this, if they haven't already. It's just not fair!
Note: Most of the folks who worked there were friendly and helpful during our stay. There were a couple who could have worked on their people skills a bit, but I had no major problems with any of them. But they need to be fair regarding return of deposits. We took care of our apartment and paid rent on time every time; we did not deserve losing our deposit and then having to pay even more!
