How not to respond to tenant questions and complaints

Management must be monitoring the feedback on this site. All "valued residents" received a letter this week intended to clarify some "Frequently Asked Questions". Once again, they need to explain trash pick up. It's a nice thing to be able to place trash curbside 3 days a week. It doesn't matter how many times they explain the rules or how often they threaten residents with fines, people aren't following the rules. They did threaten my whole building with a fine unless the violations stopped and/or we turned in our neighbors for violations. It hasn't happened. Yet. There's a whole section about what they'll do to us if we have multiple violations. Example violations range from criminal activity to unauthorized occupants or pets. Depending upon the infraction, they'll give a 30 day notice to vacate or 24 hours. Multiple violations and eviction will be reflected in rental and credit history. They encourage neighbors to turn each other in as "it is impossible for staff to be at all places at all times". Snitching on your neighbor makes you a community minded resident and they like that very much. Violations are arbitrary like their policy on what they charge you when you move it. Everything is at their discretion and they basically state they get to do whatever they want to do. They are very adamant about this. One of my favorite lines reads, "We will pursue anyone we are aware of, that is not adhering to those policies and will hold to the letter of the contract or pursue law enforcement to the fullest extent." The overall atmosphere between residents and staff is toxic. Communicating with residents can be beneficial but not when the tone is so very threatening. I consider myself to be a pretty good resident. I always pay my rent on time, I don't put trash out when I'm not supposed to, I don't play loud music, I don't have a dog that uses common grass as a bathroom, I don't snitch on my neighbors... But I find myself constantly fearful that I'm going to come home one day and find I'm being evicted for something on my balcony or some claim someone made against me. While it would actually be nice to get out of my lease before it's up, I don't want to see what it will do to my credit rating and/or my ability to rent some place that does value its residents. Save yourself a lot of unnecessary grief and do not rent here. k6tKKzmJrmATU2ap682S

Everything bad that you read about this complex is true. I lived there for two years, my rent was never late and followed all the rules and yet was charged $2700 for a carpet free, I had hard wood floors), repainting and cleanup, (it was spotless). While living there a water pipe broke and they ripped out the bathroom walls and the ceiling under the bathroom and left the walls open for 3 months. No amount of complaining or letters would get them to complete the repairs. At one point management told me the walls were already repaired. I offered for them to sit on the toilet and watch the TV in another room. My lease ended before the walls were ever put back up. Also expect $300 electric bills and hearing your neighbors. The place would be nice if it wasn??t or the people running it. Do not live here at any cost.
