If anyone is seriously considering moving to The Mansions I would caution them. While the leasing and maintenance staff is wonderful, the fees and charges for living there are insane. The company basically expects its tenants to leave the carpet in NEW condition or forfeit most if not all of the HEFTY deposits to have new carpet installed. The carpet provided is cheap and shed badly throughout the 1.5 years we lived there. The vacuum bags were good for at most one or two passes of the apartment during THE ENTIRE TIME we lived there. As a previous homeowner, we had experience with new carpets and they never shed so much for so long. The indoor air handlers were extremely noisy as was the dishwasher. Moving vans came and went at all hours - even after midnight - and other outside noise from dogs barking, people talking, car sub-woofers, parties, TVs and stereos, children, cars starting, tow trucks removing illegally parked cars (a regular occurrence), carpet cleaning machines etc. was especially troublesome. When windows were open, other peoples' alarm clocks were audible. Due to the high concentration of such a large number of tenants and the noisy air handlers indoors, it was difficult to get a good night's sleep without using earplugs EVERY NIGHT. Propane gas tanks are illegally stored in garages and on porches everywhere. The garages are very small and outside parking is very limited. There is almost no place for children to play and few green areas which makes it very hot throughout the LONG, HOT Texas summer. Some tenants ran sprinklers in the driveways for the children to play in and all tenants shared the cost of this water equally. The dumpsters are locked and not available to tenants most of the time. Trash pickup service is encouraged and there is a charge. The entrance is a traffic hazard. It is small and people must wait for gates to open to get in and out while others are parking for mail and business in the office. Sometimes the spaces are full of cars from pool-attendees which leaves no parking available for mail so people double park to do so. We were lucky we never had an accident there. Things were somewhat better during the times when the gates were broken. This 'gated community' was not very well-planned.
