Beware of the Market Rate on the lease

Mansions at Canyon Creek, now under new management as Montera Canyon Creek has a lease that implies that your actual rent is significantly higher than what you pay monthly. They will charge you this rent if you are more than 3 days late paying. This amounts to a late fee of, in my case over $500!
The new management insists on enforcing this. They stopped doing auto draft from your checking account and instituted a service requiring $18 a month.
Maintanence seems strained. The various "amenities" break down and stay broken for long periods of time.
Its not a bad place, but I would suggest that no one signs the lease with the inflated market rent price, and instead insists on that rent being what they should be paying. This is a scam, and will only stop of future tenants refuse to go along with it.
I can confirm from what others have said, that getting ones deposit back is diffcult. They like to replace the cheap carpets after every turnover and insist on taking this out of your deposit check

There are mulitple properties owned by these same people thoughout Texas and 8 other states. Take the time to look at the reviews for Monterone Round Rock formerly Mansions on the Green and Mansions at Steiner Ranch. I am so happy to see that these reviews on here, mansions/monterone have been up and running since 2002 and has not be sewed by anyone. I live here and love every mintute of it, i think the ones that complain couldnt pay their rent thats why they were charged
