I lived here for 5 years (1994-2004), and it was a mixed bag. It's nice enough for the UT student population, as it's directly across from UT shuttle stops. Rental rates were reasonable. Units with views of the greenbelt are worth it.
On the negative (of which there is already plenty here), roofs leaked & collapsed, apartments on hillslopes flooded after heavy rains, animals infested attics and walls. While some of this is expected from a mid-70s property like this, I had hornets and a dead squirrel in my wall--that was nuts. Those problems took weeks to resolve, and my leaking roof was never fully resolved.
Management turned over 6 times during my tenure there. Maintenance was sluggish, and frankly did shoddy work. A rumor at the time I was leaving was that the complex would start accepting public Section 8 housing funds. If so, that may have altered the situation a lot since I lived there last in 2004.

Management company did not change but once in the last 5 years. The staff changes frequently because we are always going to go where there is more money and of course the hateful residents can be a little tough to take. To clarify something, you can say you accept Section 8, but they still have to make 3x the rent. If you make 3x the rent, guess what? you won't qualify for Section 8 assistance. I have worked at some very nice Tax credit properties and some of the BEST residents were on Section 8 assistance.
