The leasing agent will say just about anything to get you to sign a lease and then "forget" what they offered you. Get any offer in writing so that you won't have to argue with them in the future.

Also, there is a rodent problem in certain apartments that has been going on for years and the agents don't seem to be too worried about fixing it once they have your signature.
