I have lived in Oak Ridge for about three years, and I would most likely continue to live there, except I bought a house.
Ultimately, Oak Ridge is a great value. My 2 bedroom/2 bathroom was $929 per month; when you compare this to other apartments in the Far West area, this is very reasonable. There are certain apartment complexes that are cheaper, but you can definitely see why they are inexpensive; they aren't places where I would want to live.
The apartments themselves are decent; the fixtures, appliances and cabinets are all a bit dated, but they are functional. If you're looking for the height of style, you aren't going to find it here, but everything works. I've had no major insect or rodent problems.
Service can range from prompt to slow. It tends to be a crap shoot. I've had maintenance guys come over within an hour of my service request, but I also had an incident where my air conditioner was leaking significantly and they failed to repair it despite multiple trips out. I ended up having to write a letter to the corporate office, at which point they (surprise, surprise) came over and quickly fixed the problem.
The grounds themselves are decent. I never use the pool, but mainly because it's a bit too public for my tastes, and there are always a lot of small kids there. The pool is definitely meant for children and not for adults looking to relax. Both the pool and hot tub are closed often for "repairs".
The laundromats are awful. When they work, they are fine, but the washers frequently break down, becoming stuck on the soak cycle, leaving your clothes sopping wet and the washer filled with soapy liquid that doesn't drain for days, creating a haven for mold and mosquitoes. And it still takes your money. I have documented eight cases where this has occurred, plus the countless times that it happened before I started documenting it. The problem is that, because Oak Ridge contracts out the washer/dryer service, they can't do anything directly to help you. Even when the washer breaks and you lose the money on your card, the only thing they can do is give you an extra laundry card that has a balance on it. Additionally, the only machine where you can reload your laundry card is located in the apartment office, which is closed on Sundays. So if you have no money on your laundry card and are looking to do your laundry on Sunday, you are out of luck. One of the former manager's responses to this was, "Well, you should come back on one of the six days of the week that we ARE open." Fortunately, that manager is no longer there.
I have seen two management changes during my time here, but both changes have been neutral. I haven't seen an outstanding increase in quality either time, but I don't feel like we've been neglected, either. The staff is friendly and accommodating.
The glass doors that lead out to the balcony on the 1 bedroom and certain 2 bedroom floor plans are incredibly thin. This is a major problem because you can basically hear any conversations that take place within about thirty yards of your balcony. Our downstairs neighbors enjoy having parties, and we can very clearly hear them out on the balcony talking while we are trying to sleep. At the same time, it is awkward knowing that if you want to have a get-together or party, you must avoid the balcony at all costs, otherwise you will most likely get a noise complaint.
The residents themselves are nice. A lot of college students, so during the summer, spring break, and winter break, the apartments are a lot louder than usual, but other than that, it is reasonable. The areas are all very well lit, with the exception of a few side parking lots and areas between apartments that I would probably avoid if I were walking alone at dark. But the neighborhood itself is on the nice side of Far West, so even if you are walking in the dark, there aren't any shadowy figures lurking around waiting to rob you.
All in all, it's a good value. You get a bit more than what you pay for; an reasonable apartment for a reasonable price in a great area of town. bYr9ljUwtCbMRXE8dRDC
