I've lived in this complex for a few years now I am so disappointed, that I don t even know where to start.

When I moved in, the grass looked great, the grounds were well maintained, the pools were cleaned regularly and it was a pleasure to jump in the water, unfortunately, things started to go downhill after David left. Management staff has been changing ever since and no manager has been able to fix all the problems that have aroused in the property.

The maintenance guys changed and service has become very poor. Things are not being fixed properly and it is difficult to get things done in your apartment unless you are friends with the current manager.

The green areas used to be green, now they are all brownish. There is garbage all over the place as well as cigarette butts and beer cans and bottles. The pools are very dirty and when they are in service they are not open, there is always one or both pools closed, of course, when Nancy s grandchildren were coming, the pools would be open.
There aren' t enough dumpsters and it is disgusting to see all the garbage piled up around the few that there are.

Every afternoon and especially on weekends, the whole parking area becomes a body, paint and mechanic shop, due to all the guys working on their cars. All the parking spaces are completely stained by oil and it is almost impossible to walk to get your mail without getting your shoes all dirty, everybody plays loud music at all times and there is no respect for people s sleep, not to mention that the walls are so thin that you can hear your neighbor snoring or else.

There have been a lot of car break ins and a little girl was molested, almost raped in one of the laundry rooms.
There was a murder in the immediate area. This, on top of the vandalism, noise, etc. makes the property not only unappealing, but also downright scary. Afraid to even think of renewing lease again for another year.
Would you like a beer' All you have to do is walk around the complex, you WILL always find people drinking off of their tailgates, they might offer you one; and if you like loud Mexican music, you will definitely find it here, of course, playing very loudly.
And if you like hot tamales, just wait for Saturday, someone will knock on your door selling them.

Another thing that I do not like about this property is that whether you live alone or with a family of 10, you pay the same amount of money in your water bill since the bill you receive is from Sierra Utility Billing Services, not the local utility provider.
The allocated bill is not based on your actual usage. Paradise Oaks has a master meter, which is used to measure all of the consumption of the community. Your bill represents a portion of the master meter bill, reflecting your share of the charges. Most communities have a Common Area Deduction. This CAD is the owner portion of the bill to cover swimming pools, landscaping, laundry rooms, etc The total amount of the Utility Bill from the local utility provider as well as the Portion Allocated to the Tenants can be found at the bottom of each Potential Billing Report in this binder. http://www.sierrabilling.com/howcalculated.html
When we moved in we were so happy and comfortable here but since the community is going down the drain, I don t think I am going to renew my lease next year.
One good thing for kids though, there are a bunch of ice cream trucks, which drive through this complex every day.
I hope you think about it twice before moving into Paradise Oaks
