I have had limited luck getting in touch with offsite management. If you leave a voice mail, they will take a few days to get back with you, if at all. They complain when something needs to get fixed and make excuses as to why something doesn't work. The heater in the winter and AC for the summer didn't work for several rooms in the building. The AC is almost always turned off, leaving the rooms stuffy. So if you want AC in the summer and heat in the winter, then go elsewhere to find it. I have had problems with rats, roaches and ants. Showers periodically don't have hot water, regardless of day/night. Last month, it lasted over a week. Miscelaneous things: front security door lock is often broken, and anyone can walk in. The walls are paper thin, and ceiling has leaking problems. On the positive, the place is well insulated, but AC is set around 78 degrees, even in the summer. Air is lukewarm at best. Most of the time, AC is not even on. Parking: not enough spacing for the tennants, but you have to pay for a parking space anyway. Visitors will be threatened with towing, even if they are visiting a tennant. Students are hired and act as on-site managers. Cheap labor, including students do some of the maintenance around there. Professional crews are nearly non-existant. All in all, if location (1 block from UT, having ABP appeals to you on a budget, and you want inadequate maintainence, cold showers, leaky ceilings, safety issues, inadequate parking, no cooking facilities or kitchen, AC/Heat problems, bug problems, then this is the place for you!!! Welcome aboard. Oh, and make sure your next door neighbor can hit the can or you'll always be cleaning the toilet seat in the bathroom you both will be sharing.

parking is free. Parking is limited and it plaingly states in the advertising and internet postings that parking is limited. I have never had a problem getting a parking spot. There have never been any safety violations against this property. They advertise that it is a shared restroom and no stoves.So,if you choose to live there,you are being told the truth. The AC is almost too cold sometimes.I am not sure who wrote this, but they are incorrect. The Gas company changed out the gas meter in 2006 for a smaller meter, and it caused problems. The owner finally was able to convince them to put the larger one back in, which solved the problem. The owner and manager have always been visible, and helpful and friendly. |

no safety violations? I've reported it to you (I assume you are management) a few times. Front door lock was broken for almost a year. I saw numerous people walking in who didn't live there. In the lobby, our tv set was stolen. Management is visible. Nope. She comes around about 2-3 times a year, unless you drive from Dallas every weekend, which doesn't happen. What on-site manager? Oh the UT student that's never around and cannot ever get a hold of? The property manager that has to be called several times before he will respond or come onto the site. (I had to put up with this continuously, especialy for the AC system that didn't work for much of last summer.) I kmow you're management writing this. So instead of coming out and lying to potential renters, take these 12 or so negatve feedback postings as constructive criticisms and fix the problems that your facility has!!!!!! (surely not every tennent can be wrong) see the 12 other postings.
