Don't let yourself be fooled by the excess of positive reviews that fill this page currently...look back further. The list goes on & on, with pretty striking consistency in the types of complaints about this place. If you look back, you will notice the trend quickly: all the complaints are about the landlord, Machelle Ralls.
1. Many (not all, but probably most) of the positive reviews on this website are clearly written by Machelle herself--she writes in this really sporadic banter that is easily identifiable. Some of the praise is so heavily directed at Machelle that it's ridiculous, making it obvious that it was written under her guidance, or at her request.
2. Machelle is deceptive. This is the kind of thing she does. And when you speak to her on the phone or go to meet her, she will pour on the sweet hospitality--she did the same to us. We loved her for a couple of months actually, thought she was the sweetest landlord we ever met. Pretty strange how drastically that sort of feeling can change.
3. If you make a complaint to her, if you disagree with the way she's handling something, if you try & try to assure her that you should not be held accountable for something, if you simply make a complaint in writing, she will come down on you from that point on. It's incredible! It will make you miserable. You will know it's unfair. You will feel cheated, & you will feel like there's nothing you can do about it.
WHICH is why people post on this website. People are angry with her & they feel there is nothing they can do to get what they are owed. The legal system has to many hoops to jump & she has an inherent advantage. So people vent here for the public to read & hope that others will be sensible enough to recognize a genuine warning when they read it.

Surely there will be a follow-up to this post. Someone saying something along the lines of defending Machelle. Really though, I wouldn't buy it. These defenders--the legitimate ones who aren't actually Machelle herself--are missing the point. They don't understand why people are angry because they haven't had to deal with these issues themselves... not yet at least. FIND SOMEPLACE ELSE TO LIVE, DO NOT buy into what is happening here. I think anyone who has any sense & who has looked through these reviews will come to that conclusion.

In response to No.1, I wrote the review by myself. I didn't seem to have any major issues when I lived there and I still think Park Ave Place is a nice and lovely place. I'm sorry that you had a bad experience and I hope you can move on : (
