I have lived in Park Terrace for 2 1/2 years, and for most of that time found it to be a great mix of location and amenities - especially love the beautiful landscaping. By far the best part though was the community feeling - only 60 units, and you quickly get to know your friendly neighbors and their friendly dogs (this used to be a dog oasis). People even nicknamed it 'Melrose Place' for all the interconnected activity. It felt like home. The only drawback was some security issues (many homeless people in the area and things are stolen from the parking lot, including my bike which was chained to the now-removed bike rack).
Things though have recently changed for the negative. It began when new manager -------- was hired. Where before management and tenants enjoyed a casual and harmonious relationship, this new person - the lone office staff member - is polite but ineffective, has difficulty following through on requests, and is extremely quick to slap residents with lease violation notices (condescendingly written and with atrocious grammar!) for the most minor things - especially 'dog violations' - the previous dog-friendly attitude is gone. And then something crazy happened - a 3-day notice of eviction was posted to my door out of nowhere one day, and when I confronted her on it - she immediately rescinded the eviction and said I could stay. WTF!' Is this how you treat people' When I complained to the owners, they looked at me like I was the problem. Very dissappointing.
So, the old community feeling has been replaced by a feeling of hostility that trickles down from the management and many long-time residents are upset by the changes. A number have moved out recently. That, and a rotating door of maintenance people have left Park Terrace feeling like just another run-of-the-mill apartment complex, which is too bad since it used to be a truly special place. Is it still a nice place' Yes. Is it still as nice as it was when the previous (glowing) reviews on this site were written' No - not even close.

In response to the anonymous 8/2/07 posting I am happy to report that Park Terrace at Town Lake is 100% occupied; accepting reservations for future vacancies.
We value and respect all our residents greatly and feel complemented that they have chosen to live in this special and uniquely Austin apartment community.
Very rarely is it necessary for management to exercise its right not to renew a lease. This decision is never made easily or arbitrarily.
Park Terrace maintains a very high standard, and policies in place reflect the desire to maintain an inviting, beautiful and respectful atmosphere where a sense for quality and harmony can flourish. Management is charged to keep this as well as the welfare of the entire community as primary focus. This includes the responsibility to adhere to the stated policies, rules and regulations and yes, sometimes this means making a hard decision for the benefit of the good of the whole.
We truly appreciate every resident that spends time with us at Park Terrace. However, just like in a big family, we all should strive to get along in a well mannered way.

I'm looking for a place to live and I wouldn't touch this place with a ten foot pole. I want to rent from people, not automatons.
