My observations since September 2009.
1. Although pest control comes on a frequent schedule, you must ask if you want them in your apartment. It helps to clear caulk everything before moving in. Pay attention to bathroom and kitchen areas. Insulating for heat and cold helps too. 3rd grade steel wool as a stuffing also deters pests. Hire a chimney sweep to clean the fireplace and chimney. Keep garbage in an air tight container until it goes out to the trash in closed bags. Clear balconies of food. Pest avoidance requires constant monitoring in Austin.
2. Documenting financial transactions is appropriate for all business activities. Keep signed or initialed backup photocopies by both parties of everything. Any piece of paper can get lost.
3. Locking footlockers are available at WalMart under $20 each. They may help for valuables, if you feel at risk. There are medium priced wireless cameras for inside that may add a measure of security.
4. Austin Crime Statistics website displays the reported Criminal History for this address within 500 and 1000 feet for up to 1 year. Compare addresses of places in Austin before moving. This block of Wells Branch parkway is comparatively lower in reported crime level than some address at other properties on or near this street.
5. When every apartment comes with a washer and dryer, the shared water bill and the electric bill will be higher than places without them. It's tempting to use these things very frequently. Ask if you can bring your own lower cost washer with you. The water is paid to the property directly.
6. Monitor energy costs. Cover windows, insulate doors and electrical plugs and other openings in the walls. Caulk. Change the a/c filter if maintenance does not keep up with it. Clean filters replaced on a regular basis extend the life of a/c units. When a/c units go out it can take time to fix or replace. Keep a backup portable indoor unit in the closet. The new type a/c doesn't even need a window
7. The balconies are wood with narrow gaps between the planks, similar to many other properties who have this design. I don't like this. If anyone is above you, the risk of food or drink or anything else dropping on you is possible. Also facing an irate neighbor below you if you spill anything. An outdoor rug could help if you live above someone else.
8. This is an older complex. Each apartment has a stacking washer and dryers. The property has fitness equipment, attractive landscaping for outdoor walking, a 7 day a week bus line, the 243, a few steps from the front of the property, and appears to have a lower reported criminal history on the crime statistics website. Visit properties evenings and weekends to see if appropriate. Weigh the pros and cons. For affordable housing, is it adequate. I did, so I am moving in.
