Management is horrible/keeps switching and rent only increases

I moved here my first year of college when economy was going well and all the apartments were filled up. The rate the management quote us was rather high between 800-850, but we were just happy to be getting a place that looked safe overall and was next to #1 and #101 bus stop. Even though we have to pay for water (something we'd never heard of at other apartments), we thought we were getting a good deal. We looked over the lease signed on for a year, but found out in January that the lease ended in February instead of in the summer. By then the airhead manager was gone, so when we realized that we were told that the deposit was $150, but it turned out to be $100 and the manager took the extra part, we couldn't complain. We also couldn't do anything about the fact that she'd written the wrong length on our lease. The airhead had also told us that the apartment treats its long term residents well. WHATEVER. Our rent has increased from 20-50 dollars each time we renew (and this is when houses around us are asking for prices several hundred dollars lower) and we've never gotten any free months, free stuff, so at least some maintenance from them like the people who are new residents. Everytime we go to the office it's always closed or there's a new manager. Boy, what use is it having an onsite office' The maintenance people have been decent, but they can take a long time to get things done. By the way, the apartment comes unfurnished. Also, the security is a laugh! There's a front gate for people's convenience, but I don't think it's been whole for one month in the whole time we were here. The lock is always broken or jammed open, so safely is definitely a problem. Also, there was a long time when the car entrance/exit would stay open for days on end. Boy, sounds even worse. The only reason we've stayed so long is because it's convenient, close to HEB and UT. I would never recommend people come live here, because you're getting ripped off. I've paid an extra 8,000 the past three years and it's only given me headaches.
