Years at this apartment: 2006 - 2007
where to begin' this year of hell seems more like ten. My room mate an I have had too many grievances to even count.
Safety:
the neighborhood is extremely dangerous. In particular this street has one of the higher crime rates in austin, according to Austin PD. Between brake ins (residential and vehicular ) and the recent murder directly across the street (longhorn station) by no means do we feel safe. In previous reviews tenants have noted that tenants keep to themselves, I would only assume its that they fear their own safety. My roommate and myself do not linger from our car to our apartment. Nothing dissuades predators from entering our complex, in fact the broken gate and poorly lit parking/walkways scream "come rape/steal/pillage" which they often do, explaining the three break-ins into my EMPTY car.
Construction /Maintenance:
Upon our arrival here we were informed that this property was going to be given a 2 million dollar "face-lift" which seemed appropriate and promising. The time frame for this face lift has been ridiculous, a year later things still suck. Nails in the parking lot requiring me, my room mate and a guest to get new tires. I left several messages about the price of my replacement tire, wanting to be compensated in some way, but the staff conveniently never got back to me. It was the same issue with the break ins. When the siding was being installed on our building the hammering directly outside our window would start as early as 7am and not stop until late afternoon. We would move from room to room to avoid the noise but we were still unable to escape it, it was coming from all sides. If you are a student you can imagine how frustrating this can be. Not to mention the mess left all over the outside of our apartment or the creek that forms at the bottom of our stairs every-time it rains. I am not exaggerating when i say that it was at least 6" of water that was unavoidable. We've invested in rain boots and must take off our shoes to avoid ruining them by wading in giant puddles.
Like most residents we had similar problems
foundation problems
LARGE CRACKS IN WALLS- that were only fixed after we became a model apartment...even though we noted it on our move in inspection form)
Door Frames not fitting
bug infestation
broken A/C...leaked all over our hall carpet ( a fee i'm sure they'll charge us for later)
Sink/tub/toilet problems in entire apartment
faulty circuit breakers/ malfunctioning electricity throughout the apartment
-this leading to a complete run-around from the staff. when i complained and submitted a work order they came out and flipped the circuit breaker. this was only a temporary fix to the flickering lights and outlets in my room-i couldn't use any of the lights or outlets in my room for extended periods of time. afterwards it spread to the rest of the apartment and A/C. after weeks of consistent complaints and requests they told me there was nothing more they could do. BULL. Even though i am not a home owner they insisted i was the one responsible for calling the city of austin electric (this was a mechanical problem that should have been dealt with by the office.) So after sitting in my HOT apartment (the a/c was broken in the middle of the summer) a man from the city came to look at the outside meter, he said that the wiring was old. I still stand by the fact that the apartment complex should have done everything in their power to fix an apartment without electricity...they were not at all concerned about the danger that faulty wiring could cause and were uninterested in doing a thing when the cause of the problem was still unknown. when i told them what the electric company instructed me to do (flip the circuit again [accidently when the AC on]) the were mad at me! the nerve! i replied with "IF YOU WANT SOMETHING DONE RIGHT, DO IT YOURSELF" I am not well versed in all things maintenance so excuse me if i do something you're not willing to do for me.
Staff-
the only helpful person has since left. They may be nice to look at according to some but that does nothing when it comes to maintaining my apartment or the grounds on which i live on. so there are no saving graces about them.
Lack of communication between the staff is downright annoying, multiple notices... most times i feel like a broken record repeating the same thing to each member of the staff i encounter.
Invasiveness: We are a model apartment, so we have people in and out of our apartment all day. They are supposed to call each time, but i've been asleep in my bed and woken up to leasing consultants/ apartment locators/potential tenants just walking around my apartment with out any warning!! not so much as a DOORBELL! there are stipulations to the model apartment contract that are not being followed on their part.
When people come into our apartment to view it, I ALWAYS want to scream "DON"T LIVE HERE" and i sure as hell don't encourage them in any form or fashion to live here. We say "Take a GOOD look around. LOOK AT EVERYTHING" its not hard to see the flaws...
I've also come home with things moved, and no notification of a tour of my apartment. You'd think that it might be of some concern to them that our apartment still has many flaws and that potential tenants will see them. Part of the appeal of becoming the model apartment was to have all our complaints addressed...not so.
Noise- for the most part it seems to be fairly quiet. I sometimes hear the tenant below me but only because the walls/floors are paper thin. there seems to be minimal amounts of partying...probably people are too scared of the area to do so.
If you're not convinced by this lengthy review, i suggest you take plenty of tours before signing a lease or you might just want to take a look at the reviews on this page. I can assure you that the complaints are not off base.
If it comes between living here or in a cardboard box under an overpass near I 35, i suggest you live in the box. its just as safe and a lot cheaper.
