When I first moved in I thought it was a nice a place with plenty of parking, but as the months passed by things started to change fast. First when I moved in the apartment was infested with crickets, they came to fumigate twice but that didn't work. The maintance staff is really good and fast at their work I have no complains towards them. The pricing is ridiculous I pay $625 for a 1 bedroom. The first 3 months I was there the water bill was between $11-15 and every month since it has gone up, now I'm paying between $30-33. The gray nasty carpet that is in the apartment when i moved in looked cleaned but throughout the months unknown stains have come up including black oil stains. I have no pets and live by myself so they are probably stains that they concealed with a cheap carpet clean up in order to charge me for it once i move out. Parking was horrible during school months if i got home after 11 there was no way in hell i was going to find a parking anywhere near my apt. but now that half the students are gone parking has gotten better. Overall the apartments are a nice quiet place to live if you stay within the gates. There is alot of pedestrians that are constantly crossing the street to go to the convenient store on the corner so you always have to be careful when entering or leaving. I would only recommend these apartments if the rent was cheaper, they are not the greatest apartments so they have no right to feel as if they can charge ridiculous prices and fees.

i dont know what side you live on i only pay 675 for a 2 bd 2bth 10 for petrent. but now rent is going up and my water bill is 50 a month. the complex does not use outside contractor for anything like pest control or carpet cleaning thats why your carpet got dirty again. for riverside 625 is cheep if you went any were else closer to downtown or west campus its 800 a month or more wells branch and william cannon is all so go and cheep better than riverside ...... MY WATER has been shut off 6 times in the last 9 months i have lived here they always tell me its a emergency and its off for 1 hr if the water is going to be off they have to give notice but if its an emergency they can just shut it off.........NOISE the manager told me that if a tenant makes a noise complaint she believes the person making the complaint and does not need any proof by security . but what if the person is just making it up you will still get fined and she told me that we will have to have a talk if there is any more complaints. quiet hrs are 10pm to 8am the city of Austin is 10pm to 6am .
