I just signed my second lease last week.
Reading this website, it seems a lot of people have had problems here at Regency Park. But not me. Whenever something breaks, it's almost immediately fixed. Whenever I have a concern or complaint, it's always taken into consideration.
My feeling is that as long as you're reasonable with the management, they'll be quite reasonable with you. Just don't knowingly break any rules detailed in the lease, and you'll be fine.
And if you have any special needs, the management seems very willing to take those needs into consideration. In my case, I'm a cancer patient who is in remission. My concern was that if I relapsed and had to return to Houston for treatment, the wording on the lease indicated that I would be responsible for all rent through the end of the lease.
But because of my special circumstances, they wrote a 60-day buyout clause into the lease. If I need to return to Houston (to be treated at MD Anderson Cancer Center), my responsibility is limited to paying a sixty day penalty. That clause takes care of a tremendous worry I had of running out of money if I had to return to Houston.
Part of the problem here may be that many of the tenants are young and haven't had all that much experience living out on their own. The office staff are put in a tough situation of having to act as a sort of surrogate disciplinarian. Of course a certain amount of conflict will arise. No one likes being told what to do.
In the meantime, I plan to follow the rules, be considerate of the office staff and my neighbors.
And I am confident that my second year here will be as good as my first.
