I have lived at regency for the past semester and am 80% satisfied with the place. It is nice, quiet and comfortable. Also it is a safe community (every once and a while there is a loud party but c'mon its Austin) Rent a bit steep but you get what you pay for. Maintennance is very responsive, competant and trustworthy. My only complaints are:
(1) The old blonde manager lady is a ----- and a half
(2) The fitness facility could have more and better equipment for the cost of living at regency
(3) the ceiling fans and sliding closet doors are cheap and often require maintennance.
(4) if you dont pony up the $25 extra a month for a covered parking spot then expect to walk.

These are complaints you will have in whatever apartment community you live in from my experience, overall this place is great, if my roommates diddnt suck so much I wouldnt be moving.
