Okay, what's good about this place is that it is quiet. No loud music, crazy neighbors, or anything of that nature. Rent is reasonable. The staff do a good job of keeping the property clean and the maintenance crew was quick to respond to requests and very friendly. The courtyards and palm trees here offer a nice parklike setting, complete with a dog run and lots of doggy stations. The unit itself is laid out nicely, although the appliances are a bit dated. Last of all, we were impressed by the friendly professionalism of the staff while we were trying to decide on a place to live.
Unfortunately, lease signing day is when they drop the bombs on you:
The first surprise is how they handle the water bill. The apartment divides the total property bill by each unit, which put my unit's bill at $65-80 per month. I have never paid this much! Their explanation was that this method is easier for them than billing us for what we actually use. You also have to pay $60 if you want a gate opener because theirs is a "special" opener.
The problems continued upon move in. The carpet was not very clean. What should have been beige carpet was kinda beige with a black hue in places. The electric and gas bills have been enormously high. Parking is horrible. The grounds could use some work because there's too much dirt. Also need better lighting because this property can be very dark at night along the sidewalks. Also be aware that this is a privately-owned property that only allows the residents to have cable TV through Time Warner. They say no other company is allowed onto the property. However, what doesn't make sense is that some residents have Dish. Last of all, the staff can be rude and sassy.
