My husband and I have lived at Riata for seven years. We were the first to move into our apartment, just after they were built. Our rent has fluctuated $150/month lower or higher since our first rental agreement. You would find this in any city where the demand for housing is high. When only 4 apartments in our building of 12 were rented our rent was lowered. When there was a waiting list, it was higher. This is called capitalism and your going to find it wherever you live.
Most of the complaints I see on this site are really complaints which are common to living in any apartment- loud neighbors, car dents, crowded pools. We have been through half a dozen managers here and only one was unresponsive/rude. She lasted about 3 months.
We have had loud neighbors. We ask them to be quieter and a majority comply. We had neighbors call the police on us for being too loud. We were at the pool when this happened (with our apartment completely dark/silent)so I think our neighbors were mistaken.
We have rarely had a problem with maintenace. We have never had anything missing or stolen out of our apartment. The staff always tell you when the are going to be in your apartment and leave a note after all maintence work is done.
The gym is great. I wish the pools were deeper/larger, but the hot tubs are nice. I use the jogging trails everyday. The Riata ID became necessary when lots of non-residents started using the amenities. Enforcing them is important ( and yes I have had to walk dripping wet back to my apartment to get my ID when I forgot it at the pool).
Overall, I think we have gotten our money's worth out of Riata.
