I have lived in Riata for almost 3 years. The amenities are good. The staff is inept and lacks social skills... Safety is a joke (I got my motorcycle stolen from the property along with 3 others) Lots of cars have been broken into as well, and management doesn't seem to take any actions. This place had regular patrol when I moved in first.. But due to cost cutting or whatever, that went away... Wouldn't return my deposit when I fianlly decided to move out. They could not produce proper evidence or photographs when asked about the damages they claimed. But asked me to pay up anyway...

Was a resident...completely agree with this person....they lost the concept in the execution... further the place is noisy..drunks, music, fights, cell phones, dogs, and those ubiquitous power leaf blowers on top of the sports fans with their tv's on the porches. Filthy...they do not enforce the clean up after your animal rules or the dog size rules..it says something like 70 pound limits... not enforced at all. The clean up crews can't begin to cope with the mess. and on top of the dog messes there is the perpetual problem of the broken glass from tossed beer bottles and even liquor bottles to say nothing of the food containers/wrappers discarded everywhere. Gangs of people wander around at night talking loudly to each other...the basketball court is in perpetual use and can be heard throughout the complex . The same applies to the swimming pools...they offer sand volleyball...children use the courts for play areas...there is a playground...bicyclists and tossers of footballs run and whoop through the lawns... it is supposed to be a gated community...anyone can walk in: the pedestrian gates don't lock... but that's ok for the vehicle gates are usually not working correctly either. One PAYS for the security of gates. And you can get dead at heavy traffic hours should you try to cross the street as people race to follow each other through the gates... the 15 mph speed limit is a joke as are the marked crosswalks. Further; the interior walks are used by the front office personnel and the maintenance crews as highways...the front office people do not drive well and expect the residents to move into the bushes so they can zip about wherever and whenever. Did the same thing to us with the cleaning deposit.... claimed that things had to be cleaned that I know did not because I personally cleaned them and just happen to be one of those pain in the neck Mrs. Cleans. A number of things had to be cleaned when we moved in that had not been touched. Also they claimed the carpets had to be pet treated...the carpet they replaced when we moved out because it was due to be replaced. Have heard this complaint from many others...they seem to have a requirement that they claim at least 75% of everyone's deposit.... Also you need to develop a tolerance for walking in earthworms for they water so much the paved areas are perpetually covered with them and for finding millipedes all over your apartment...they can get in anywhere and are another side effect of too much watering. Last time I shared space with this sort of thing was in a housing complex that catered to students at a large university...and the rent just goes up and up... |

I wish people would list the village they lived in. It seems as though the different villages are not equal, in the level of service of the staff/maintenance and tenant/neighbor issues.
