Unless you plan on taking full advantage of the amenities here, you can live else where for much cheaper (we found larger apartments for nearly $300 less a month that were just as nice, but did not have all the amenities that Riata offers). Parking is some times an issue. Some of the spots are small and a lot of people double park and we made reports to management about it, but never noticed any changes once they were made aware. If you get home from work, or outings any later the 5:30 good luck finding a spot in front of your building. Noise wise you can hear 183 from your apartment even though the complex is set off from the road and we are dead center in the complex I can hear the highway from inside my apartment during rush hour. Safety wise we have found a few issues, mainly having to do with people driving to fast in parking lots and "security gates" which are a joke, though management will tell you they are a huge determent to keep non-residents out, don't believe them! If some one wants to get in they will, the gates provide a false sense of security, as well as present other safety issues, I have almost had my car side swiped a few times by guests trying to "jump the exit gate" before it closes to gain entrance to the complex. We raised concern about this to the upper management at Riata about guests entering through exit entrances and causing some close calls even to pedestrians and children who were exiting through the exit gates on foot, but our concerns fell upon deaf ears as we were told that they would not even take simple precautions such as posting exit only signs at the exits. If you have children and decide to move here this is something that you should be aware of.
Also, if you work down town, or anywhere south, traffic is pretty rough if you live this far north, so just something to be aware of.
Overall we are content with Riata, like I said the apartments themselves are nothing special, you'll find the same quality every where else (and probably a little nicer ie. they put in just about the cheapest carpeting available, and painting touch ups etc are pretty sloppy if you care about things like that) however, you won't get the full gym, basketball courts, activities, etc everywhere else, but if those are not important for your needs I would recommend living else where and saving yourself a few hundred dollars a month.
