Good all-around, with some reasonably forseeable drawbacks

I've lived in Riata the last year and a half, and overall have had a pretty positive experience. Some of the positive things that drew me here in the first place:
- Numerous trails and jogging paths. I utilize these often.
- Racquetball courts - I don't know of any other apartments that have these, and they're almost never used, so reserving a court same-day is super-easy.
- Nice gym - on par with a real, pay-for-membership gym. Far and away the best apartment gym I've seen.
- Attractive people - I won't lie, this factored into my decision, there are lots of hot people running around outside
- Lots of pools and hot tubs
- Nice grounds, lots of trees, etc
That said, I find my biggest drawback/regret living here was how vastly underutilized all of the amenities seemed. They come with a price tag, and unless you plan on really spending 90% of your time here, you can tend to feel like you're paying for things you'll never get to use. The other negatives I found were:
- Impossibly small parking spaces - maybe this was just in Arrowwood, but seriously, you couldn't park and open your car doors, and there was never enough parking. It really gets pretty ridiculous
- Rent increases - these can be pretty significant, and are only remedied by slightly underhanded "discounts" which end up locking you into contracts you may not have anticipated when moving in
- Location - this can be a huge plus if you work in any of the tech companies nearby, but when you need to go to downtown or South Austin, it can be really out of the way.
- Traffic in and out of Riata - especially during rush hour, all the surrounding companies let out at once and it can be a pain getting to and from the complex
