I have lived at Riata for the past two years. The first year, I lived with a roomate, and it was totally worth it. When I transferred to a onebedroom, it was also worthwhile. Riata has many universal amenities (pools, racquetball courts, volleyball courts, basketball courts, trails, tanning bed, use of Riata truck, and of course, happy hour, Party bus-which you have to pay for, the gym which is very nice).
There are several "levels" of village. Each of the villages have a different level of amenities, and you have to factor those into your decision. The offices are kind of gestapo fascists, but that adds to the ambiance. The public areas are always clean, there isn't much noise, and its an all around nice place to live.
The happy hours and group get togethers (Dallas Cowboy tailgates, World Cup parties) = free booze!
Also, a previous poster mentioned that many of the residents are attractive. This is very true.
If you like fitness, they have an awesome gym, miles of trails, aforementioned sports courts, a nearby tennis court, and a lake to jog around.
If I could make one suggestion; with the copious amount of land Riata owns, it would be nice if they built a dog park... I mean, they have enough land!
If you can afford it, it is a nice place to live.
Drawbacks: Some home burglaries in the past couple of months, random car break-ins, far away from downtown, small parking spots, high rent, stringent compliance with regulations.
Pros: Generally very safe, stuff fixed quickly, sportscourts, pet friendly, good staff, low noise (depending on neighbors as always), trails, free booze, great gym, great for young professionals, not many students, close to Riata offices, party bus that goes downtown 1-2 times monthly, free booze happy hours, wine tastings, an indoor tanning bed, open houses sponsored by local restaurants.
I have lived in several locations around Austin. That being said, if you are a starving student, you can find cheaper deals. If you like being close to downtown, its a long commute. If you can afford it, its worth it. Its by far the cleanest, nicest, safest place where I have ever lived. For me, 1-2 times a month taking a party bus downtown is perfect. Downtown gets boring, its nice living somewhere nice.
